Baani launches iDubai, maiden project at Maritime City

Baani, the Indian developer, together with Gowealthy.com, launched their first project in the UAE, iDubai, worth Dh.1.5bn in Dubai Maritime City.

Located at the Harbour Residences, the iDubai of Dubai Maritime City comprises two 50 storey towers - the Sky Tower and iTower, offering retail space spreading across 10,000 square feet, and commercial space of 40,000 square feet.
The Bhatia President, Virendra Bhatia, said that the iDubai resembles the Flatiron building in New York City, due to its sleek, slim shape.

The seven storey atrium and five storey podium parking in each tower offer sea views from all apartments. Comprising seven single and double bedroom apartments in each floor, the iTower has it single bedroom units spreading across 1050 Sq.Ft. to 1425 Sq. Ft. of space, while its double bedroom units spread across 1720 Sq. Ft. to 1990 Sq. Ft. of space.

The Sky Tower includes three bedroom sky villas with each villa measuring 3820 Sq. ft. on each floor. Each villa houses an infinity pool in the top floor.

The Phase two of iDubai includes garden villas ranging from 3200 sq. ft. to 4100 sq. ft. apart from eight townhouses.

Located at the heart of Dubai Maritime City, iDubai is a true example of modern waterfront living. Apart from the retail outlets and terraced gardens, other amenities for residents include tennis court, fitness center, swimming pools, spa, library, business center, and guest suite. All units include the latest in IT communications technology, apart from 10 storey parking area, and 24 hour security and maintenance.

Warsan Villas to contribute a profit of Dh2.2bn to Emaar

Warsan Villas in DubaiEmaar could make a profit of Dh.2.2bn, once its new master development Warsan Villas is complete within three years time, revealed an industry analyst.

A contract worth Dh.599mn has been signed between Arabtec and Emaar to design, and develop 550 townhouses in the 3.4mn Square Foot development, located on Al Awir road. This implies cost of construction of each villa in Warson is a little more than Dh.1.08mn.

Emaar has not yet revealed the prices of the villas, although Warsan Estate has been rolled out on sale at a price of Dh.4.7mn for a townhouse. But, the local real estate websites indicate that Warsan three bedroom villas are priced at Dh.4.9mn to Dh.6.28mn.

This implies that Emaar is collecting minimum of Dh.4mn per villa on an average. Hence for the entire Warsan development, comprising 550 villas, Emaar is likely to gain a profit of Dh.2.2bn.
The construction of Warsan project will last for 30 months, with the villas being delivered phase by phase all through the construction period. Emaar now has four mega projects in Dubai, including the Dubai Marina, Arabian Ranches, Emirates Living and now, the Warsan.

Warsan Estate, spreading across 3.4mn Square Feet of space, is a residential community of villas. Warsan Estate would include 500 family homes on completion. The Warsan Estate features the usual high quality finish that all Emaar properties offer, being an excellent mix of amenities for residents. The spacious three bedroom townhomes range in size from 2463 Sq.Ft. to 2864 Sq. Ft. located amidst elegant landscapes.

The Warsan Estate townhomes feature slanted terracotta roofs, elegant arches, balconies, marble and granite countertops, ceramic flooring, bathroom, kitchen cabinetry, and grand bedrooms with ensuite bathrooms, and built-in wardrobes. The lifestyle amenities that are standard to Emaar, are also found in Warsan Estate, which includes a community plaza, full-fledged retail center, mosque and nursery school, Playcourts, swimming pool and shaded walkways.

With such huge demand for the Dubai properties, particularly villas, Warsan is likely to better fill in the shortage of family homes in the market. Located in close proximity to Global Village, Mushrif Park, and Dubai International Airport among others, Warsan is also easily accessible and connected to the Abu Dhabi, Sharjah, and rest of Dubai through Al Khail Road and Emirates Road.

Nakheel, Al Shafar sign deal for construction of 300 villas at Al Furjan

Nakheel, a Dubai World Company which is one of the world’s largest real estate developers, together with a subsidiary to Shafar Group, Al Shafar Transport and Contracting Company, have entered into a contract for construction of 300 villas and terrace homes at Al Furjan development.

Al Furjan villas from NakheelThis contract is a milestone in the development of Al Furjan, followed by the last week's announcement of contract last week between Arabtec and Nakheel for Dh.3bn to build the first 1500 homes of the development.

Al Furjan offers a combination of traditional neighbourhood living, with spacious villas and terraced houses carrying immense open space and ample amenities.

Located towards 540 hectares south of Ibn Battuta Mall, and Discovery Gardens, and The Gardens, Al Furjan boasts about 4000 homes, apart from hotels, apartments, and commercial and mixed use plots in the developments surrounding Al Furjan, housing a total population of 90,000.

The construction is likely to commence during the third quarter of this year, and the delivery of residences will take place by the third quarter of 2010.

Sweet Homes launches Dh1.3bn mixed-use luxury development in Ajman

A leading UAE-based developer, Sweet Homes, has announced the launch of Dh.1.3billion development in Ajman.

The project includes seven commercial and residential towers, and 1504 villas and townhouses spread across 4m sq. ft., within the Dh.2.5billion 'Ajman Uptown' community development, which is likely to accommodate the first freehold residential villas in Ajman.

Sweet Homes will build five mixed-use luxury towers, including a 42,936 Sq. Mt. building - 'Heliconia', which comprises 352 studio, single and double bedroom flats, and 30 prime retail spaces on the ground floor. The other developments are the 'Iris' - a 22,741 sq. mt. development including 188 flats and 15 commercial spaces; 'Jatropha' - a 21,751 sq. mt. mid-rise structure including 184 residential and 14 commercial units; 'Kentia' - a 30,430 sq. mt. development with 224 residential flats, 28 business spaces; and 'Ludisia' - a 17,321 sq. mt. development with 148 apartments and 14 retail units.

Ajman Uptown will also include two office towers - 'Freesia' and 'Gardenia'. They will prove to be an ideal location for commercial and retail projects, accessible directly from the Emirates Road.

Spreading across 20,733 sqm, Freesia will house 152 offices and 13 showrooms, while 'Gardenia' which spreads across 26,619 sqm of space will have 212 offices and 16 showrooms. Both these towers will include a health club at rooftop, and basement parking facility.

The residential development will include amenities such as a healthcare center, school, fire fighting station, several mosques, health and recreation club, swimming pool, parks, shopping mall, retail shops, boutique offices, hotels, food courts all surrounded by a single 1.15km pedestrian pathway.

Escape launches Saddle Homes in Ajman

Escape, an equestrian community which is currently under development in Ajman, has now launched a new housing concept to the market, through the launch of Saddle Homes.

The Saddle Homes are two-storey residences that are more like spaciously designed small villas that blend convenience and ease of an apartment. Aldar, Investment Holdings, signs deal for Al Khubeira

Aldar Properties, the real estate developer, has announced their Dh.1.2bn joint venture with Investment Holdings, a local company, to develop 'Al Khubeira' at its Al Raha Beach development.

The deal will develop an area of about 50,000 square meters. The Al Khubeira development will include waterfront villas and residential towers, open to both nationals and expatriates. Being developed on a reclaimed land at the Al Raha Beach complex, it occupies an area of 6.8 million square meters, with a total built-up area of 12 million square meters.

Al-Kubeira, which is due for completion during the first quarter of 2011, will have a world-class interior design, including ceramic, stone, timber, finishes, providing natural setting for residents.
Al-Khubeira will be a gated community, with state-of-the-art video entry system, a concierge serve and CCTV security.

The Al Raha Beach development is a beachfront project that is currently under development in Abu Dhabi, along the Dubai-Abu Dhabi highway. This development with be a new city district, expected to serve as a new gateway to Abu Dhabi city, housing 120,000 people.

Al Raha Gardens, Phase-one completed

The leading real estate developer in Abu Dhabi, Aldar Properties, has announced completion of their first phase of Al Raha Gardens, a residential community in Abu Dhabi.

The first phase comprises 280 villas, which has been already sold, and is now partially occupied. The company has also completed 15 million safe hours on-site, without any accidents, revealed the company officials.

"Al Raha Gardens is one among the most prestigious residential developments of Aldar, which offers the first freehold properties to nationals in Abu Dhabi and UAE. We, as developers, respect the heritage of our Emirate, and have introduced two schools and a kindergarten, ensuring that Emirati customers get to enjoy a premium integrated lifestyle," said Ronald Barott, CEO of Aldar.


The town houses and villas are available on a freehold basis to UAE nationals. The handing over of keys to these spacious family dwellings, began during August 2007, and at present, 37 are occupied with 121 handed over to purchasers.


There is an ongoing construction in the remaining 1100 villas, and it is expected to be complete by 2009. The delivery of phase two is scheduled for February 2008.



The Head of health and safety division at Aldar, Andrew Broderick, said "Achieving these milestones has been a joint-effort from all those involved in the project, beginning from Senior management to site operatives, improving standards through education during all stages of construction."



The land bank of Aldar is the largest in Abu Dhabi with $60billion worth developments including the Al Raha Beach, Central Market, Noor Al Ain, Coconut Island, Yas Island project with Ferrari theme park and Warner Bros, and the Al Gurm Resort.

Al Mazaya reveals plans to launch 600 villas in Dubailand

Al Mazaya Holding has announced its plans to develop 600 villas worth Dh.1bn, in Dubailand.

Villas in DubailandThe developer, last week, displayed the model picture of the villas to the investors. Dubai Properties are the master-planners of The Villa. The project, which was handed over to Al Mazaya after completion of infrastructure works by the main developer, was awaiting bid from contractors for constructional works. Now the contracts have already been awarded, and the work has commenced.

Al Mazaya plans to complete The Villa within 18 months, while providing a marketing tool for the project owners. Three models have been designed by the company, specifying the finishing and furniture. These models can be utilized by owners to facilitate their choice of specifications, after looking at available options.

The interiors and layout work has been awarded to Spanish Interior Designer, Perla Lichi, to build luxurious home interiors and layout for necessary specifications of the project.

The world's first 'Fashion Island' Isla Moda, was launched in Dubai yesterday, by Dubai Infinity Holdings (DIH).

Being an iconic mixed-use development, the Isla Moda, will have themed residential villas, fashion resort, haute couture boutiques, luxury hospitality, all in a single development, with an aim to establish Dubai as a global fashion hub.

L&T and Eastern International to develop final phase of luxury Victory Heights villas

India's largest Engineering, Technology and Construction Conglomerate, Larsen & Tubro Limited (L&T), together with Eastern International LLC, a leading contractor in UAE have entered into a joint-venture to develop 'Victory Heights', a signature residential golf course villa community in Dubai Sports City.

'The Victory Heights' community, worth Dh.558mn, covering 25mn Sq. Ft. of space, would comprise of 935 well-designed villas and town houses in and around the Golf Course in Dubai Sports City.

The iconic realty development will have 295 grand villas, positioned in the Calida, Carmen, Novelia and Morella villages of the Victory Heights community in Dubai Sports City. The villas depict eleven different styles, incorporating the European, Spanish and Mediterranean style architecture.

The World is considered to be the most extravagant project by Nakheel, with an archipelago of 300 manmade islands, set to be another icon for Dubai. With islands located just off the shore of Jumeirah beach, it is the most exclusive piece of real estate that one can own. The islands are constructed using the same techniques as in other popular Nakheel developments, the Palm Jebel Ali and the Palm Jumeirah.

The islands are so arranged as to form a globe, and draws attention from celebrities, wealthy businessmen, and even royalty to purchase a major island representing a specific country. Only recently, the island of Greece has been sold for $15.5mn dollars to an anonymous bidder in Greece. Depending on the location and size, the islands are priced anywhere between $15mn and $50mn. However, it caters only to the super-rich. The placement of infrastructure is left to the choice of the buyers, and this has resulted in the islands being pursued for residential and tourism purposes.

The only form of transport to the island is by boat and sea plane, hindering access to authorized visitors or residents, and this unique selling point has led to more than 60% of the islands being sold already. Despite the expense, the opportunity to own an island is an idea that can be realized only in few parts of the world, and Dubai is one such place.

The Palm Jumeirah Signature Villas

Shaped like a Palm Tree, The Palm Jumeirah, consists of a trunk, a crown with 17 fronds, and a surrounding crescent island which forms a 11-kilometer-long breakwater. The island covers 5kilometers by 5 kilometers in area, and is larger than 800 football pitches.
