Work on private projects at The World to begin soon

Nakheel has confirmed that construction would soon commence on its off-shore island development, The World.

The confirmation about the beginning of the work began when the European developer, Major Trade, announced commencement of work on its island project. Ground works, including soil testing have begun and reclaiming of the island plot and vibro-compaction will begin in February 2010, the Company said.

The Kliendienst Group last month announced that it would begin construction on its Germany Island, part of the Dh.3.1bn Heart of Europe development.

The Managing Director of Nakheel, Marwan Al Qamzi said that The World is an attractive project, given its differentiated offering and close proximity and accessibility to developing markets.

The Arabian architectural and cladding specialist, Arabian Profile Company Limited and Canadian Gulf Construction have been engaged to carry out construction work on the development. The logistics for the project will function out of The World Construction Logistics Port located at Mina Rashid, operated by Penguin Marine Boats Services.

The Managing Director of Major Trade, Viktor Herceg, expressed confidence that on completion of the project, it will generate huge demand for luxury residences. He added that Nakheel has been very supportive as the company has been striving to develop its first island development.

Located at the tip of the Greenland area of The World, the island includes a modern residential villa development and a luxury boutique hotel.

Major Trade is the real estate development investment arm and special purpose vehicle for a mid-sized European residential property developer, particularly responsible for luxury, and high-end developments in Dubai.

The work will begin on as many as 20 islands this year, Nakheel confirmed. The buyers have revised few of their initial designs taking into account the economy, and are now moving ahead with their construction works.

DPG announces leasing of villas in Shorooq

Dubai Properties Group (DPG), a member of Dubai Holding, has announced that it would begin leasing a diverse section of spacious villas in Shorooq.

Located in the heart of Mirdiff, the new development is one of the most sought-after communities for families in the emirate.

Shorooq is a unique alternative to high-rise living, offering families the security of a high-end community, away from the hustle-bustle of the city.

Dubai luxury properties shows positive signs after bottoming out

Prices of residential properties even in the best localities in Dubai, had hit the bottom, and are now once-again witnessing an increase of 20 to 40 percent, it has been revealed.

The Managing Director of Harbour Real Estate, Mohanad Al Wadiya, mentioned that recently an increase in activity has been noticed from potential buyers, who intend to purchase luxury properties, as prices are now hitting bottom. Iconic locations such as the Downtown Burj Dubai and The Palm Jumeirah are among the topmost in this revival list.

He revealed that last week, the company sold a single bedroom apartment at Downtown Burj Dubai (with Burj view) for Dh.2.1million, which was going out for Dh.1.7m to Dh.1.8m in December 2008.

The average prices for signature villas on The Palm Jumeirah was in the range of Dh.9mn to Dh.17mn during last December, but currently they are in the range of Dh.12.5m to Dh.19m, Wadiya said.

The Associate Director for Group Seven Properties, Jose I Murcia, said that luxury residential prices have stopped declining, but luxury commercial properties are continuing to slide. Locations such as Downtown Burj Dubai and The Palm Jumeirah are iconic, and with drop in prices, it makes an attractive proposition for buyers.

The Chief Operating Officer of Al Barari, Mohammed Zaal, agreed that prices have fallen in the luxury realty market, but not significantly. The prices have reduced by as little as 20 percent from their peak last year, as most of the demand for properties is from the end-users.

People intending to put money into high-end properties are long-term investors seeking to keep the investments even during recession. Such individuals do not require financial banking, and are willing to put forward anything required even if it means that they will get the level of quality they are looking for in their homes.

Nurai project on its way towards completion by December 2010

Zaya, the UAE-based real estate developer, plans to deliver on schedule (by December 2010), its Dh.3bn Island project Nurai, which comprises 31 high-end beachfront estates and 36 water villas,

The Chief Executive Officer of Zaya, Nadia Zaal, when speaking to media, mentioned that at present the project is a little ahead of schedule. The number of workers on the project will double over the next couple of months, from the current 200 workers.

The properties that are already sold by Zaya on Nurai are in the range of Dh.55mn to Dh.65mn. About 40 out of 67 units in the projects have already been sold. The top-most unit at Nurai will be sold for nearly Dh.100mn, though it won't be sold before completion of the project, Zaal said.

The owners of units at Nurai can even rent out the units, with service charges per unit rated as Dh.180,000 per year. There will also be a hotel project on Nurai, which would include 45 villas, the work on this will commence on September.

Located four kilometers away from the Saadiyat Island, the entire project management is managed by Zaya Retreats.

Zaal agreed that the Nurai project in terms of development area is 300mn square feet, and the project is financed by a group of banks. On completion, Nurai will have the latest spa, tennis courts, and movie theaters. Nurai is a luxury property known for its privacy.

Al Barari residential development to release 500 units into the market

The officials at Al Barari residential development in Dubai revealed that the second phase of their project would release 500 apartments, ranging in size from 2000 square feet to 10,000 square feet, and will be worth $1.3mn to $5mn, depending on the size.

The apartments are targeted at people who wish to live in Al Barari, but, find the villas beyond their reach. The second phase of the project would include a spa, a hotel, and a cultural village, said David Stafford, Chief Sales and Marketing Officer, Al Barari.

About 5000 workers are working on-site at Al Barari currently, as the project enters into the final stretch of phase one, with 95 villas more to be handed over in September.

The first phase of the project comprises 290 villas and 170 units, that have already been sold to clients, who include buyers from the UK, Asia, the US and Australia.

Zaal Mohammad Zaal, the Chairman of Al Barari, said that the landscaping for the project is being planned considering the geographical location of Dubai, and comparing it to other countries that share the same geographical location, and same climate zone. About Dh.1.4bn has been dedicated to plants and greenery in the project, and emphasis is being laid on the greenery of the project.

The Golf Community by Tiger Woods Dubai nearing completion

A member of Tatweer Dubai, The Tiger Woods, revealed that the construction work on the 55million square feet golf community development is heading towards its scheduled completion by the end of 2009.

The project has met with considerable progress across all facets of development, including the Al Ruwaya Golf Course, the world's first to accept design cues from the Champion Golfer. A boutique hotel and a club house designed by Elie Saab are also coming as per plan.

According to The Tiger Woods Dubai, there is a huge demand ever-since the launch of sales in July and the development is drawing good end-users and investor response.

The Project Director of The Tiger Woods Dubai, Abdulla Al Gurg, said that the timely progress made by the company indicates the commitment by the company to deliver promises not only with regard to completion dates, but also with creating a development which would be one of the much sought after golf destinations in the world.

A major component that has registered a steady progress is the Al Ruwaya Golf Course, wherein the 13 holes have been rough shaped and detailed shaping is in progress on nine of the holes. Irrigation, landscape and drainage is being installed on the first few holes.

Construction of lakes is also making progress inline with the proposed date of complete of the golf course.

The final design stages for the exclusive 360,000 square foot luxury boutique hotel is being finalized, with the construction of exclusive hotel, due to commence next month. It would near completion towards fourth quarter of 2010.

The Tiger Woods Dubai has also recently entered into a deal with the renowned three-star Michelin Chef Guy Savoy for a signature restaurant, his first ever debut in the Middle East at the boutique hotel.

The hotel will include 90 suites, 14 bungalows in the range of 1300 to 9500 square feet. Spreading across a 10,000 square foot oasis-style swimming pool and spa, the hotel targets the top-tier clients.

New Royal Bay project, worth Dh.1.8bn unveiled at Dubai Waterfront

A new Dh.1.8bn Royal Bay project was unveiled at the Dubai Waterfront by the developer VIP Waterfront.

Complete with two helipads to enable access, the Royal Bay development covers a built-up area of more than 1.2mn square feet. The development includes a 158 units residential tower and a penthouse. About 107 offices are situated within its commercial tower. Both towers are linked at one level with a floor which includes a spa and a gymnasium.

The development also houses 12 villas and two palaces and a three-storey shopping mall. The helipads will ease transportation within the locality.

The Chief Executive Officer of VIP Waterfront, Slava Garin said that heli-transportation will soon be a part of future transportation in the country.

Royal Bay is situated in proximity to the Dubai World Central, the largest international airport, and hence its easier to reach the place, as even car traffic is restricted in the Waterfront, he added.

The apartment prices begin with Dh.2300 per square foot, and starts with Dh.2700 per square foot for villas.

Royal Bay will be displayed at the International Property Show in Moscow early next week.

Al Barari properties earn good demand from world's super-rich

According to a property developer in Dubai, its new $6.4bn luxury residential development has drawn more billionaires than in any other part of the world.

Located off the Emirates Road in Dubailand, the villas and apartments of the Al Barari mixed-use development, in the Nad Al Sheba area, are being snapped up by the super-rich.

The Chairman of Al Barari, Zaal Mohammad Zaal, agreed that Al Barari has more billionaires per square meter, than anywhere else.

"Most of our buyers are what you call 'old money'. They are the end-users and we hardly have speculators," he said.

Mohammad Zaal refused to give details, but said that the people here love their privacy. About 300 secluded villas, amidst lakes and trees, are spread across 14.2million square feet of space. Al Barari is one of the lowest density developments in the region, and more than 80 percent of it is in the un-built area.

The villas have a starting price of $10.3mn, and the apartment prices range from $1.4mn to $4mn. Phase one of the project, which includes 300 villas, is about 75 percent complete. The earthworks and infrastructure will begin towards the end of the year during phase two, which includes 32 villas, a six-star boutique hotel, apartments, spa and resort, gardens, shopping areas, apartments, culture village and a grand mosque.

About 200 villas of phase have already been sold, and a huge demand is being witnessed for phase two of the project. The entire scheme would be complete towards end of 2011.

Aristocrat Star unveils Dh.5bn worth Royal Estates Community

A UK-based real estate, retail and manufacturing conglomerate, Aristocrat Star Investments, launched Dh.5bn worth mixed-use developments in Dubai.

Targeted at the high-end market, the Royal Estates Community, spreads across 3.5mn square feet, and is located in the Dubai Investment Park.

The residential district has about 34 villas with five bedrooms each, 200 townhouses with four bedrooms each, and about 810 apartments.

The Gateway Apartments and Park View Apartments are a collection of six-storey low-rise residential buildings, located at the entrance of the Royal Estates residential community.

The Chief Executive of Aristocrat Star Investment, Osman Valli, revealed that about 90 percent of the apartments are either studios or single-bedroom apartments, priced at Dh.1400 per square foot.

The commercial buildings will offer about 852 offices, while the retail will include about 850,000 square foot boutique retail mall.

The hospitality aspect of the development will include Dh.180mn hotel and hotel apartments worth Dh.400mn. The company is under talks with Kempinski to have its Shaza Hotels brand manage the 380-room five-star restaurant.

Construction will commence next January, and will be complete within two years.

The group will launch another two properties during the coming months. A Dh.3bn project is planned at Al Marjan to be launched in four to six weeks, while a Dh.6bn project, spreading about 4million square feet is also in pipeline for UK-based investors.

Tameer's Princess Tower progressing as scheduled

Tameer Holding, a pioneer property developer, has announced that its 107-storey luxury residential tower, the Princess Tower, located in Dubai Marina, has successfully completed 30 storeys, and is progressing as scheduled.

The Princess Tower (also known as Al Ameera Tower) is one of the many freehold towers in Dubai Marina, opposite to Jumeirah Lake Towers, adjacent to American University of Dubai. It is positioned on the same side of marina, as that of Dubai Marina Towers, in close proximity to the Torch Tower. On completion, the Princess Tower is hoped to be one of the tallest all-residential buildings in the world, standing high at 414 meters.

The Princess Tower, covering 37,410 square feet of space, rising more than 400 meters in height, would be the world's tallest residential building, with a total of 100 storeys. ADIH to launch $7bn worth mixed-use residential, retail project series

The Abu Dhabi Investment House (ADIH) has announced the launch of new Dh.7.36bn realty project in the UAE capital, towards end of this year. The property, 'Porta Moda Abu Dhabi' would represent a three-year old entry by the company into the UAE property sector.

'Porta Moda' is the brand name of $7bn worth series of mixed-use residential and retail projects by ADIH, which focuses on fashion, furniture, jewelry, and luxury living from both retail and academic aspects to form style and design hubs in select emerging markets.

Being the first of its kind, to bring in the 'Style City' concept, this mixed-use development includes residential and retail components that lay emphasis on fashion and style. The city will feature grand fashion district with premium luxury brands in fashion, jewelry and interior design fields. An educational district containing institutions for the same, apart from museums and exhibition centers, and residential and leisure district with studios, luxury villas, townhouses, cafes, renowned restaurants, boutique hotels and spas.

The company has signed agreements with Emirates International Properties for creating Porta Moda Abu Dhabi, and with the Gulf Finance House for forming properties in Morocco and in Tunisia.

The Ferretti Group, together with ACI Real Estate has launched two luxury waterfront residences - Ferretti Luxury Beach Residence, and Pershing Luxury Beach Residence.

This freehold ownership project, named as 'Marine ', is worth about Dh.6bn, covering about 1,969,607 square feet of saleable area at the Waterfront.

Baani, the Indian developer, together with Gowealthy.com, launched their first project in the UAE, iDubai, worth Dh.1.5bn in Dubai Maritime City.

Located at the Harbour Residences, the iDubai of Dubai Maritime City comprises two 50 storey towers - the Sky Tower and iTower, offering retail space spreading across 10,000 square feet, and commercial space of 40,000 square feet.
The Bhatia President, Virendra Bhatia, said that the iDubai resembles the Flatiron building in New York City, due to its sleek, slim shape.

Inline with its plans to raise the total portfolio of its projects to Dh.4.5bn in UAE, Stallion Properties launched Dh.1.2bn worth Greek-style development on Marjan Island in Ras Al Khaimah.

The Santorini development will include 560 units, spreading across an area of 463,000 Square Feet. The units will include Zeus villas, Aphrodite townhouses, Artemis luxury condos and Apollo condos, water bungalows, and five-star hotel.

Inspired by the iconic Greek archipelago, Santorini development offers residents the enjoyment of majestic romance of Greek island, together with the luxuries of Arabia.

Each property in the Santorini development comes with its own unique features. The Zues villas offer wonderful panoramic sea views with Jacuzzi on terrace and your own private infinity pool. The Aphrodite townhomes offer the luxury of serene views of a private lake, while the Apollo condos include duplexes and penthouses with Gymnasiums, pools, and podium parking. Stallion Properties also plans to launch two towers in Palm Jebel Ali at a cost of Dh.3bn, thereby increasing the portfolio of the company to around Dh.4.5bn.

Plus Properties launches Beirut Towers -luxury residential development

A $125m luxury residential development, Beirut Towers, has been launched by the Dubai-based developer, Plus Properties, within the International Media Production Zone of TECOM. The project comprises of two towers - Verdun and Ashrafieh with 23 Storey each.

Designed by Agostine & Rafael, a renowned consultancy firm, drawing inspiration from the Lebanese culture and heritage, the floors of bot the towers will be named after famous street in Verdun and Ashrafieh, two of the most prestigious residential neighborhoods in Beirut. The names of the floor in Verdun Tower being - Dunes, Bristol, Ain Tine, Koraytem, Verdun 730 and Verdun 732; while that in Ashrafieh Tower are Sursok, Sodeco, Sahet Sassine, Monot, and Abdl Wahab.

The towers feature studio, single and double bedroom apartments on single or duplex floors.
The CEO of Plus Properties, Georges Chehwane, mentioned that the project is an evocative of Lebanon, and is sure to provide residents of Dubai, particularly the Lebanese nationals, with a taste of Beirut.

A number of financing options have been placed before potential tenants by Plus Properties, including the use of escrow accounts.

The dates of commencement of Construction and completion of the project are yet to be announced by the developer. TECOM is the master developer of the project.

The residents can also gain access to major road networks such as Emirates Road, Sheikh Zayed Road, Al Khail Road, and landmarks like Dubai Knowledge Village, Dubai Media City, Mall of Emirates, Dubai Sports City and the forthcoming Al Maktoum International Airport, due to the proximity of IMPZ to these locations and landmarks.

IRIS unveils Dh.2.5bn IRIS Mist in Maritime City

Dubai houses world's first revolving 'Dynamic Tower'

Dubai now houses the world's first revolving, pre-fabricated tower, worth $3billion, designed by the Italian Architect, David Fisher. The 'Dynamic Tower' comprising 80 storey will be 420 meters tall.


Located on Shaikh Zayed Road, the Dynamic Tower will spread across an area of 1.2million Square Feet. The tower is said to have a central core for lifts, and there are lifts particularly for cars, hence it is possible for residents to drive into their apartments.

The Dynamic Tower is a slender, rotating skyscraper, with its luxury apartments being energy-self-sufficient. The tower offers endless design possibilities, with each floor rotating independently so as to form a building that constantly changes shape, and results in a unique, ever-evolving structure. Each rotating floor will have horizontal wind turbines, so that the towers can generate sufficient energy to power the other five towers of same size.


The tower will be pre-fabricated with parts made in Italy, and the time will be considerably reduced.


Fisher says "It takes only six days for completion of one floor, as against six weeks taken to complete a floor of traditional building."


It has been estimated that it will take about 20 months for completing the Dynamic Tower. It is said that a similar tower is also being planned at Moscow, followed by New York.

Abyaar and Lacroix sign deals to build residential tower in Jumeirah

Abyaar, the property developer and Christian Lacroix, the designer have entered into a joint venture to build a residential tower in one of the most exclusive beachside suburbs of Dubai.

The 38-unit Jumeirah-based tower, offering wonderful views across Dubai's coastline, The Palm and Burj al Arab landmarks, will incorporate a Lacroix-designed façade, vast lobby and luxurious interiors.

Although Lacroix has worked on several Paris-based boutique hotel interiors, this is the first residential offering, wherein the designer has incorporated trademark blend of past and future.

The ground-breaking ceremony for a residential community, 'Flamingo Creek', located at 'The Lagoons' master development in Dubai Creek, took place yesterday.

The project is being developed by National Properties, a wholly-owned real estate subsidiary of National Bonds Corporation.

Al Fara'a Properties launched their new project, Dh.95mn worth, Mulberry Mansions, yesterday. This forms a part of their Dh.6.5billion worth projects planned for the current year.

Al Mazaya Holding has announced its plans to develop 600 villas worth Dh.1bn, in Dubailand.

The project, which was handed over to Al Mazaya after completion of infrastructure works by the main developer, was awaiting bid from contractors for constructional works. Al Mazaya plans to complete The Villa within 18 months, while providing a marketing tool for the project owners. Three models have been designed by the company, specifying the finishing and furniture. These models can be utilized by owners to facilitate their choice of specifications, after looking at available options.

Dubai PearlA Consortium of investors, Pearl Dubai FZ LLC, led by the Al Fahim Group, Abu Dhabi-based group, has announced that it has purchased and repositioned the $3billion worth Dubai Pearl real estate development.

The project, located within the Dubai Media and Technology Free Zone (TECOM), facing The Palm Jumeirah, will cover a built-up area of more than 15 million square feet.

Abdul Majeed Al Fahim, the Chairman of Board of Directors, Pearl Dubai, while speaking during a press conference, mentioned that Dubai is growing at an unprecedented pace, and that 'Dubai Pearl' will be a unique addition to the real estate landscape of the emirate.

Dubai Pearl is an integrated, mixed-use sustainable development with all major components located within 400 meters of each other, and is expected to be complete by December 2010.

The residential segment of Dubai Pearl Towers will include Sky Palaces with private gardens and pools, Sky Penthouses, luxury-branded condominiums and apartments. Al Osaimi Group launches Dh.1bn luxury resort at Palm Jumeirah

The Al Osaimi Group has confirmed that the construction work of the $272million (Dh.1 billion) luxury resort at The Palm Jumeirah, is progressing as scheduled, and will be ready by first quarter of 2008.

The Kuwait-based developer has taken the help of several firms for project consultancy, contracting and enabling works and project management, as this is their maiden project in the UAE. The project is located on the Crescent of The Palm Jumeirah.

During the first quarter of 2008, the developer will launch one million square foot project, in accordance with the agreement signed with Dusit International, one of the prestigious Thai hotel chains in the world.

At present, Al Osaimi is carrying on with the final stages of escrow registration process in compliance with regulations laid out by the Dubai Land Department, thereby preparing to launch early next year.

The project that spreads over an area of 95,000 square meters on The Palm Jumeirah, comprises a seven star luxury hotel, a five star family resort, and an upscale residential complex that includes 178 posh freehold townhouses, penthouses and a dozen chalets.

Being designed in traditional Indian manner, the hotel has 116 guestrooms and suites, while the Moroccan-themed family resort has 292 rooms and suites. The hotels offer excellent dining, themed landscaping, ballroom, and state-of-the-art amenities. Al Fara'a to launch apartment complex 'The Manhattan' at Jumeirah Village

The subsidiary of Al Fara'a Construction Group, Al Fara'a Properties, has announced plans to launch the Dh.353mn luxury apartment complex, 'The Manhattan', at the Jumeirah Village, during the coming Cityscape Dubai 2007.

The developer is also expected to reveal details about their partnership with the Abu Dhabi Commercial Bank (ADCB) and the Emirates Islamic Bank (EIB), wherein investors get to avail their flexible payment plans with a maximum of 90% finance.

BV International to unveil world's most luxurious floating residences at Cityscape Dubai 2007

Buyers will soon be able to own homes on a luxury ship, which could sail to all locations, including Antartica and Amazon, and attend the Monaco Grand Prix or the London Olympics, the cost of which would be equivalent to nearly 2000 years rent in a Bur Dubai apartment, reports Gulf News.

BV International Ocean Holdings Limited will launch a scale model of the 719 foot vessel during the Dubai Cityscape exhibition on 16th to 18th October 2007. The company is expecting a strong reaction from the Middle East to the 112 luxury homes, the prices of which range from Dh.15.69mn for a single bedroom apartment to Dh.52.30mn for a triple bedroom. Penthouses are limited in numbers, with prices ranging from Dh.57.5mn to Dh.155.69mn for a multi-floor penthouse. The sizes of the residence would range from 800 sq ft to approximately 8000 sq. ft.

The 13-deck ship will move around the glob maintaining an average cruising speed of 18.5 knots, visiting cosmopolitan centers and anchoring near remote locations that are accessible only to a limited number of smaller yachts.

The residences on board that are hundred percent furnished, are designed to the standards of Four Seasons Hotel and Resorts, which was also launched by BV International. The residences will be designed by Tillberg Design, the company behind the development 'Queen Mary 2'.

Major features on board include four restaurants, fitness rooms and spas, a gourmet, a casino, business center with video conferencing and meeting rooms, a helipad, a wine cellar, golf simulator, putting greens, a retractable marina that provides ship to shore services, launch of jet skis or sailboats and scuba expeditions.

The first journey has been scheduled for 2010. The initial two years will have a fixed itinerary that covers the Amazon and Antartica, the Grand Prix in Monaco and the 2012 Olympics in London.

The company mentioned that its target clientele are people who are extremely successful and are at the high-end of social scale, and would like to treat themselves to the ultimate travel and luxury. The company is expecting atleast five percent sales from the Middle East market.

The project is due for completion and delivery in 2010.

ETA Star, together with the Abu Dhabi Commercial Bank (ADCB) has announced the construction of Taj Exotica Resort and Spa at The Palm Jumeirah, and has entered into an agreement to this effect.

As per the agreement, ADCB will lend Dh.275million to ETA Star for construction of this superb resort complex. ETA Star plans to construct Taj Exotica Resort & Spa through a partnership with Taj Group of Hotels.

Dubai Properties launches 'Al Waha' Villas in Dubailand

Dubai Properties has announced the launch of 'Al Waha Villas' worth Dh.745million, which is a freehold Mediterranean style residential community, located at Dubailand.

The project was also exhibited at the Ritz Hotel in Paris recently. The show was a part of the initiative by Dubai properties, to extend its reach and promote its signature project to international audience to gain investors interest in Dubai.

The project comprises of 260 townhouses that are built in Mediterranean style, with a luxurious enclave. The development is due for completion by 8 months towards the mid of 2008.

The Oberoi - Al Raha Beach and The Oberoi - Al Yas from Aldar Properties

The Oberoi Group of India, which manages and owns 32 hotels and luxury cruises across five countries, has revealed its foray into a strategic relationship with Aldar Properties, to develop two luxury hotels in Abu Dhabi.

The two hotel properties are being planned at the Al Raha beach and the Al Yas beach in Abu Dhabi, and will be entirely funded by Aldar, the largest real estate company in Abu Dhabi by market capitalization.

Aldar will be the sole owner of the two properties. The estimate of the two hotel properties are yet to be revealed by Aldar.

The hotels will be under the management of Oberoi Group under a long-term contract for a minimum of 20 years. The properties will be referred to as "The Oberoi – Al Raha Beach" and "The Oberoi – Al Yas".

The Oberoi-Al Raha beach property is expected to consist of 250 rooms and 50 serviced apartments and The Oberoi-Al Yas will have 120 villas. The properties will cater to top, luxury-end of the market. The Al Raha property is scheduled to be opened by 2010, while the Al Yas will be opened by 2013.

Nakheel to develop 4000 homes and villas in Al Furjan developments

Nakheel has announced its plans to build a cluster of 4000 homes in 'new Dubai', which will cover the same land area as in Palm Jumeirah.

The first stage of construction of the project, Al Furjan, is due to begin during the initial half of 2008. The handover of the terraced homes and villas will be complete by the year 2010. The completion date for the entire 560 hectare development has been scheduled towards 2013.

Experts are of the opinion that this project will address the immediate requirement of villas in the emirate. The Al Furjan development comprises three, five and six bedroom villas and smaller terraced homes. The unit price begins at a range of Dh.2 million, and higher.

The project will be sold in phases. The first phase will consist of 800 units or more, and house 3,000 people. The other phases will be launched later, with about 4000 homes and 5000 residential apartments in the mixed-retail units, and hotels.

The Al Furjan will be the largest villa community ever launched by Nakheel. The officials say that the company plans to create a family-oriented community. The master-plan comprises play areas, open space and pathways. Every community will have its own village center, with other amenities ranging from supermarkets and coffee-shops to restaurants, gym facilities and open spaces.

Abu Dhabi Municipality announces unique EMERALD GATEWAY Project

The Abu Dhabi Municipality has announced the unique, prestigious Emarald Gateway Project, worth Dh.7 billion dollars, being developed in partnership with the private sector. The project will be located along the main highway Coast Road, right in between the Abu Dhabi International Airport and Abu Dhabi downtown, through a main artery highway that leads to the city.

The development comprises 88 Towers, which will be developed on either sides of a 3.5 kilometer segment on the Highway. The Site has all the necessary potential to develop into a high-end residential and hotel destination.

The Abu Dhabi Municipality got the Master Plan for the project, tailor-made by KEO International Consultants. The plan was recently approved by H.H. Sheikh Mohammed Bin Zayed. In one look, the plan puts before us a powerful vision for "green" residential communities, besides including hotel complexes and a business park.

The Emerald Gateway rather than being just a development, also takes into consideration the community level desires and national level aspiration, with dramatic enhancement of all its surroundings. It will be a wonderful experience for all those who enter and leave Abu Dhabi, while they pass through the extensively shaped landscaped highway corridor, imprinting an ever-lasting memory about their drive along the stretch of the road of the Emerald Gateway.

In the center, one gets to see a giant artistically designed sculpture, inspired by the wings of falcon, which will be located inside the Sculpture Park. Resting on a reflecting pool, this will make an attractive gateway to the city during the day, while at night, it will be all lighted up to glow as two translucent forms. Their surging forms will be a mark of respect to the high achievements of the nation, and will celebrate the national pride of the City of Abu Dhabi. On the whole, the scheme is an integration of many landscaped features through numerous pedestrian links to adjoining communities.

The 88 Towers of the Emerald Gateway are located in two separate development districts; the Canal Park Neighbourhood and the Recreational Park Neighbourhood.

The Canal District, located along an existing water canal, will be developed with walkways and rich green spaces so as to form a Canal Park Neighbourhood for 42 tower plots along the edge of the canal. It will include numerous green gardens, restaurants and retails, terraces for ground level cafes, and a roundabout boardwalk. It stretches from the western edge of the Canal District to the eastern edge, ending with a fountain promenade that serves not only the tower residents, but also those in Al Maqta area.

The Recreational Park Neighbourhood, located along the Southern edge of the site, comprises 46 tower plots in a richly landscaped surrounding. The Park begins at the western edge, that includes two football field sized green areas and stretches to the east incorporating children's play areas, tennis courts, gardens and walkways.

The development also includes a Ceremonial Entrance with a Gateway Reflecting Pool, located along its western edge.

According to the Abu Dhabi Municipality officials, the development is likely to be one of the major public-private partnering developments ever launched by the Abu Dhabi Government. The Government will invest another billion ($242.4 million) for the landscaping and infrastructure services.

The Municipality and KEO officials have confirmed that a binding design and construction guideline will be issued to every plot owner to ensure the quality of design and construction, and their adherence to the master plan.

The CEO of KEO, Donna Sultan, the lead for creation of the Master Plan commented "Rather than looking at the site as the one filled with constraints, we foresaw a fantastic opportunity of putting together the master plan of the site, with its geographical prominence, being located between the City of Abu Dhabi and the airport, and came up with a world-class setting of the Emerald Gateway, which speaks about high national and community goals."

Emaar to launch new residential units at Burj Dubai Boulevard

CHI Development breaks ground at Jumeirah Golf Estate

CHI Development Group is the first developer to break ground at the Jumeirah Golf Estates, through their work on the luxury residential estate, Lime Tree Valley.

Al Kaheel luxury villa project commences at Dubailand

The Dh.1.6 billion Al Kaheel project at Dubailand, has begun, as per statements.

This makes way for the construction of 400 villas at the Eco Zone in Dubailand, meant to be a part of the Al Kaheel Residences.

A representative said "Of these 400 homes, we have 250 of them as luxury independent villas nestled amounts the valleys of their individual community areas. An additional 150 are uniquely grouped together to create our Hilltop Residences offering a new style of living within this homeland of the horse."

Golf side Victory Heights villas released

The final release of the premium villas in the Victory Heights golfing and residential community should start in August. The developer is waiting for the completion of the five ‘show’ villas on site for launching the next Phase.

Secondary market activity for Victory Heights has been good which we believe is healthy for the market. In some villas, the owners want to hold on and it suits us just fine. We are not too keen in going for the investor-buyers, always prefer end-users as we pride in building homes, not houses.”

The official confirmed that their prices will be dictated purely by ‘current trends’, “As a developer, we do not see the need to affix a substantial premium even though the project has been extremely well received in the earlier launch phases,” Abdulla adds.

“Victory Heights is now a concept that can be franchised. It could even be developed by us in other locations.” The Victory Heights development will have a final cost of Dh2.7 billion which reflects the quality of the development.

Frayland was recently awarded the contract to build 57 villas at the development. Negotiations are on with others for other key contract awards. Wade Adams and Septech are some of the other names closely associated with the development. Victory Heights covers 25 million square feet within the wider Dubai Sport City.

L&T wins construction work of Dh.177.6m residential projects in Dubai

India’s Larsen and Toubro (L&T ) has won a Dh.177.6 million (Rs.2billion) deal from Nakheel for construction of residential project in Dubai. The project will be under the execution of ECC, the construction division of L&T.

The project comprises construction of luxury villas and other infrastructure facilities such as club house and children’s play area at Jumeirah Islands.

The entire construction work, which involves construction of 31 luxury villas, is due for completion within 548 days from the day of commencement of works.

This is for the third time that, Nakheel, the leading project developer in UAE, has been awarding projects to L&T. The other two being the middle bridges at the trunk of Palm Jumeirah Island which has already been completed, and the Mogul Gardens.

Larsen and Toubro Limited, the $4 billion Engineering and Construction Company with global operations, is one of the most respected and largest companies among the private sectors in India.

The first stage of White Bay waterfront project generates Dh.214m

The Emirates Sunland Group has stated that the sales of its first stage of waterfront zone of the White Bay Project, has generated revenue worth Dh.214million.

The Group mentioned in its statement that Stage one has been completely sold out, and stage five is also almost getting sold out, and this has led to release of stage two, which again comprises of canal and waterfront villas, mid-rise apartments and garden villas.

The Dh.11billion White bay project, is a resort-kind, residential community which is planned to be constructed around two man made islands, along the seashore of Umm Al Quwain.

The first stage of the $3billion community was launched at Cityscape, during last December, with 75 luxury waterfront villas, each of which has a direct access to the beach.

The White Bay community is planned to be built around Central Marina, in such a way that the town center faces the waterfront. The walkway along the water-side will have cafes, fashion boutiques, open air restaurants etc. and will be a place where the residents can relax and enjoy the town’s natural beauty. Acacia Avenue Sales meets huge success

According to Landmark Properties, the sales at Acacia Avenue reached Dh.60 million in a span of just two month after its launch. Acacia Avenue is a freehold property development in Jumeirah District of Dubai. The $550 million luxury development which covers 94,000 Sq. mts., was launched by Abyaar Real Estate during the City Scape Exhibition conducted in Dubai last December.

Craig Johnson, the General Manager at Landmark Properties, who are the project agents, mentioned that with the huge success of the initial phase of the project, they are now happy to be involved in the villa phase development, which is due for launch in March this year. Sungwon Corporation plans to invest over $1.2 billion in property development in the Middle East in UAE's property market over the next three years.

Luxury home demand and supply mismatch feared

Serious concerns have emerged over a "mis-match" in supply and demand for top-tier Dubai property.

A potential lack of investors able to finance mortgage payments of approximately Dh18,000 a month for up-coming luxury properties in Dubai could create an over-supply in the higher-tier market, property market insiders say.

On the other hand, quality developers are continuing to overlook the provision of properties aimed at mid- income earners, they say.

"There seems to be a lot of property which is coming on line in the next two years in the high end of the market, where prices average Dh900 per square feet. In the waterfront area alone you will not find anything less than Dh1,000 per square foot," said Khalid Nazir, head of investment banking at Abu Dhabi Islamic Bank.

Nazir said if demographic predictions are to be believed, these prices will be out of reach for most UAE residents, creating a mis-match between supply and demand in the high-end real estate sector.

"When you work out a 25-year mortgage on an average flat in this sector, the payments would be around Dh18,000 a month. There are many international and regional investors who would be able to pay that sort of money, but will all the supply be taken by them I doubt it," he said.

However, at the other end of the property spectrum, Nazir said the supply of mid- to low-tier housing will fail to meet demand in two years when the UAE develops its manufacturing and boosts employment.

Speaking to delegates at yesterday's opening day of the Real Estate Investment World Middle East conference, Khalid Al Mashaan, chairman and managing director of Alagarn International Real Estate Company in Kuwait, said the GCC's mid-income housing sector is being overlooked by "professional" developers.

"There is a big market out there for property aimed at mid-income families, but not enough attention is being paid to it," he said.

"At this stage, what we are seeing is local players in the market, and local players are providing the same model over and over again without looking at the needs of the market."
