Stallion Properties launches Santorini development at RAK

Santorini Development in Ras Al Khaimah
Inline with its plans to raise the total portfolio of its projects to Dh.4.5bn in UAE, Stallion Properties launched Dh.1.2bn worth Greek-style development on Marjan Island in Ras Al Khaimah.

The Santorini development will include 560 units, spreading across an area of 463,000 Square Feet. The units will include Zeus villas, Aphrodite townhouses, Artemis luxury condos and Apollo condos, water bungalows, and five-star hotel.

Inspired by the iconic Greek archipelago, Santorini development offers residents the enjoyment of majestic romance of Greek island, together with the luxuries of Arabia.

Each property in the Santorini development comes with its own unique features. The Zues villas offer wonderful panoramic sea views with Jacuzzi on terrace and your own private infinity pool. The Aphrodite townhomes offer the luxury of serene views of a private lake, while the Apollo condos include duplexes and penthouses with Gymnasiums, pools, and podium parking. The Artemix luxury condos go further in offering private clubhouse, vas Jacuzzi, lap pool and children's wading pool.

The construction will commence in October this year, and will be complete in 2011. Stallion Properties has also entered into tie-up with Aspire Real Estate to help with sales and marketing of Santorini project.

The units at Santorini are sold in packages of seven, as the investors intend to make money from resales, with the cheapest package being available for around Dh.10mn.

The Marjan Island is a Dh.6.6bn project and is also one of the major developments in progress in Ras Al Khaimah. The mega-project is a mini archipelago, and includes five man-made islands spread across 2.7mn square meters. The Island is so designed that it stretches over two kilometers into the Gulf.

Stallion Properties also plans to launch two towers in Palm Jebel Ali at a cost of Dh.3bn, thereby increasing the portfolio of the company to around Dh.4.5bn.

Bloom Properties launches Bloom Gardens in Abu Dhabi

Bloom Properties, the joint real estate development arm of Emirates International Investment Company (EIIC) and the National Holding is launching a luxury residential development Bloom Gardens, located on the prestigious Eastern Mangrove Corniche Road.


The development comprises 640 luxurious detached and semi-detached villas, apartments and townhouses along the seafront. Construction of the landmark project will commence in January 2009.

Being an exclusive gated residential development, Bloom Gardens is just a short distance away from Mangroves. The gardens combine detached villas of four, five, six and seven bedrooms, apart from three and four bedrooms, townhouses, all in a lush landscaped environment, designed by renowned international architects.

Among the other amenities are the concierge services, guard-controlled access for pedestrians and vehicles, restaurants, serviced laundry, clubhouses, coffee shops, safe play areas, tennis and basketball courts, parking space within units, recreational building in the neighborhood, pool house, barbeque and picnic area, apart from retail outlets and convenience stores for everyday use and designer boutiques.

According to Hani Shammah, the CEO of Bloom properties, the Bloom Gardens will be ready by the first-half of 2011.

The Bloom brand takes a fresh approach to property, particularly community-oriented development, bringing about a new generation in property development, setting it apart from other developers in the capital.

Plus Properties launches Beirut Towers -luxury residential development

Beirut towers from Plus properties
A $125m luxury residential development, Beirut Towers, has been launched by the Dubai-based developer, Plus Properties, within the International Media Production Zone of TECOM. The project comprises of two towers - Verdun and Ashrafieh with 23 Storey each.

Designed by Agostine & Rafael, a renowned consultancy firm, drawing inspiration from the Lebanese culture and heritage, the floors of bot the towers will be named after famous street in Verdun and Ashrafieh, two of the most prestigious residential neighborhoods in Beirut. The names of the floor in Verdun Tower being - Dunes, Bristol, Ain Tine, Koraytem, Verdun 730 and Verdun 732; while that in Ashrafieh Tower are Sursok, Sodeco, Sahet Sassine, Monot, and Abdl Wahab.

The towers feature studio, single and double bedroom apartments on single or duplex floors.
The CEO of Plus Properties, Georges Chehwane, mentioned that the project is an evocative of Lebanon, and is sure to provide residents of Dubai, particularly the Lebanese nationals, with a taste of Beirut.

A number of financing options have been placed before potential tenants by Plus Properties, including the use of escrow accounts.

The dates of commencement of Construction and completion of the project are yet to be announced by the developer. TECOM is the master developer of the project.

The residents can also gain access to major road networks such as Emirates Road, Sheikh Zayed Road, Al Khail Road, and landmarks like Dubai Knowledge Village, Dubai Media City, Mall of Emirates, Dubai Sports City and the forthcoming Al Maktoum International Airport, due to the proximity of IMPZ to these locations and landmarks.

On completion, IMPZ, which will stretch over 43million Square Feet of land, would be a cluster of media and production companies, with the free zone housing commercial, industrial, and residential and community service project.

Beirut Towers has already drawn an overwhelming response from international and regional investors during the open house sales launch event, which was held on 1st of this month at the Jumeirah Beach hotel.

IRIS unveils Dh.2.5bn IRIS Mist in Maritime City

Iris, a leading property developer in the region, on Sunday, unveiled their new Dh.2.5bn residential development, Iris Mist at Dubai Maritime City.

Designed by the renowned architects, WS Atkins, this 200-meter tall structure is the first in the region to have taken the shape of patterned sea waves. The façade of the tower is to be built in layers of white pre-cast, glass and aluminium with various texture and colors.

Ideally located on plot R6 in the 'Harbour Residence District of Maritime City, the Iris Mist will be in proximity to Jumeirah Beach Road, Sheikh Zayed Road, Dubai International Airport and Bur Dubai.

On completion, this freehold development spreading across a built-up area of 850,000 square feet, will include 54 residential storey comprising 355 luxurious single, double and triple bedroom apartments, six retail outlets, apart from 28 units allocated as office space.
The residents will get to enjoy a wide spectrum of state-of-the-art facilities including health and fitness centers with swimming pools and retail area.

The Chief Executive of IRIS and Managing Director of Sheth Estate, Ashwin Sheth, mentioned that with this launch, the company has reconfirmed its interest to meet and surpass the expectation of investors who seek unique properties at competitive prices in a mixed-use locality.

He added that IRIS Mist has been designed to surpass the highest and safest international construction standards, and is thereby an ideal place to live in.

The tower will be ready for hand-over to residents by July 2011. Being a 'green building', the design of the tower makes use of amenities that reduce use of non-renewable resources, while also shutting down on pollutants and maximizing opportunities for passive cooling and ventilation.

Till date, IRIS has successfully launched various residential projects at Culture Village and Dubai Marina, including the IRIS Blue, which has been recently handed over to residents and investors.

Dubai houses world's first revolving 'Dynamic Tower'

Dubai now houses the world's first revolving, pre-fabricated tower, worth $3billion, designed by the Italian Architect, David Fisher. The 'Dynamic Tower' comprising 80 storey will be 420 meters tall.


Located on Shaikh Zayed Road, the Dynamic Tower will spread across an area of 1.2million Square Feet. The tower is said to have a central core for lifts, and there are lifts particularly for cars, hence it is possible for residents to drive into their apartments.

The Dynamic Tower is a slender, rotating skyscraper, with its luxury apartments being energy-self-sufficient. The tower offers endless design possibilities, with each floor rotating independently so as to form a building that constantly changes shape, and results in a unique, ever-evolving structure. Each rotating floor will have horizontal wind turbines, so that the towers can generate sufficient energy to power the other five towers of same size.


The tower will be pre-fabricated with parts made in Italy, and the time will be considerably reduced.


Fisher says "It takes only six days for completion of one floor, as against six weeks taken to complete a floor of traditional building."


It has been estimated that it will take about 20 months for completing the Dynamic Tower. It is said that a similar tower is also being planned at Moscow, followed by New York.

Emaar unveils The Grand Boulevard homes at Downtown Burj Dubai

Emaar Properties has announced the launch of The Grand Boulevard, an architecturally spectacular twin-tower residential complex on the Burj Dubai Boulevard.

A luxurious residential project, Crescent Towers, has been officially unveiled by Al Jabal Holdings in Ajman's Marmooka City.

e-myproperty forays into property development with its iconic project Bab Al Badr

Abyaar and Lacroix sign deals to build residential tower in Jumeirah

Abyaar, the property developer and Christian Lacroix, the designer have entered into a joint venture to build a residential tower in one of the most exclusive beachside suburbs of Dubai.

The 38-unit Jumeirah-based tower, offering wonderful views across Dubai's coastline, The Palm and Burj al Arab landmarks, will incorporate a Lacroix-designed façade, vast lobby and luxurious interiors.

Although Lacroix has worked on several Paris-based boutique hotel interiors, this is the first residential offering, wherein the designer has incorporated trademark blend of past and future.

The Vice-Chairman and Managing Director of Abyaar, Marzooq Al Rashdan, said "We approached Lacroix because he is well-known for his exceptional design and theatrical style, both on and off the catwalk. This marks the beginning of a long term partnership through which similar developments will be established in the region and beyond, placing Abyaar on top of luxury development map international."

Commenting on the development, Lacroix said "We are working on something special that will tell a fanciful Middle Eastern story. The interiors will be contemporary and baroque blend of West and East, new and old, inspired by folklore and history."

The designer will be sourcing and creating unique materials for the interior design. Lacroix has designed several hotels, interiors for the French chain of Gaumont cinemas, tramway cards and TGV trains.

Ground-breaking ceremony held for Flamingo Creek

The ground-breaking ceremony for a residential community, 'Flamingo Creek', located at 'The Lagoons' master development in Dubai Creek, took place yesterday.

The project is being developed by National Properties, a wholly-owned real estate subsidiary of National Bonds Corporation.

The freehold project comprises 244 low-rise villa-style apartments and townhouses, which also marks the entry of National Properties into the luxury residential market. 'Flamingo Creek' will be an easy access to retail, education, leisure and entertainment facilities, including the Dubai Opera House.

ACI, Ferreti Group sign deal for Marine Legends project

ACI Real Estate, an affiliate of Alternative Capital Invest of Germany, together with Ferreti Group, has ventured into a Dh.6bn worth luxury waterfront resident project, 'Marine Legends', at Dubai Waterfront.

The Ferretti Group has gained reputation for its luxury motor yachts such as Pershing, Itama, Ferretti Yachts, Riva, Apreamare, Bertram, Custom Line, Mochi Craft and CRN.

Robin Lohmann, the Managing Director of ACI Real Estate, said "Marine Legends reflect the growing demand for high-end residences and aims to provide an appropriate setting that combines the requirements and aspirations of the emirate to appreciate the waterline and improved water canal systems."

Al Fara'a launches Mulberry Mansions

Al Fara'a Properties launched their new project, Dh.95mn worth, Mulberry Mansions, yesterday. This forms a part of their Dh.6.5billion worth projects planned for the current year.

The residential development, comprising 23 luxurious town homes, marks the third project of Al Fara'a in Jumeirah Village, following the launch of Manhattan Luxury Apartments and Le Grand Chateau.


The two-storey townhouses built in Victorian-style will comprise four bedrooms, a terrace, a balcony, maid's room with separate access, a private two-car garage and a small private garden. Few selected townhouses that are positioned at the far end of each row of the plot will have access to private swimming pools within side gardens. The spacious interiors incorporate custom-built walk-in closets, fully equipped kitchens, well-planned master bedrooms with distinct lighting designs, adding to the luxury. All units are well-planned to catch a view of the skylight and boulevard, ensuring natural brightness and ventilation.


The Director of Al Fara'a properties, Natasha Gangaramani said "Through the launch of our third project we are on-track to exceed our Dh.2.5bn investment plans that was outlined for 2008. We now hope to invest Dh.6.5bn this year, and expect to atleast equal our records set by previous projects in terms of customer sales and appreciation."


Mulberry Mansions will be complete towards the third quarter of 2009.


Al Fara'a Properties have met considerable success in their projects launched last year, thereby, re-defining the benchmark of excellence, in the booming realty sector of UAE.

Al Mazaya reveals plans to launch 600 villas in Dubailand

Al Mazaya Holding has announced its plans to develop 600 villas worth Dh.1bn, in Dubailand.

Villas in DubailandThe developer, last week, displayed the model picture of the villas to the investors. Dubai Properties are the master-planners of The Villa. The project, which was handed over to Al Mazaya after completion of infrastructure works by the main developer, was awaiting bid from contractors for constructional works. Now the contracts have already been awarded, and the work has commenced.

Al Mazaya plans to complete The Villa within 18 months, while providing a marketing tool for the project owners. Three models have been designed by the company, specifying the finishing and furniture. These models can be utilized by owners to facilitate their choice of specifications, after looking at available options.

The interiors and layout work has been awarded to Spanish Interior Designer, Perla Lichi, to build luxurious home interiors and layout for necessary specifications of the project.
