Dubai's premier golf-themed realty development, Jumeirah Golf Estates, has been awarded with two awards in the prestigious CNBC Arabian Property Awards 2008. The premier residential golf-based realty development in Dubai has also been awarded the Best Interior Design Award for its luxurious fireside by Greg Norman Villas.The awards will be presented at the Madinat, Dubai on 19th October. The CNBC Arabian Property Awards 2008 is the highest level of achievement in various sectors in the Gulf realty industry.

The Tiger Woods, a member of Tatweer, has revealed that they have received the go-ahead for the final masterplan of their new real estate project in Dubai from the Dubai Municipality and the RTA. The design and construction of the project is progressing as scheduled.
The project, namely The Tiger Woods Dubai, is an exclusive lifestyle community scheduled for completion by late 2009. The spectacular Al Rawaya Golf Course serves as its focal point.

Arabtec wins the $112.2m Sanctuary Falls contract

Arabtec Holding, the largest construction firm in UAE, has been awarded a $112.2million worth residential contract, the 'Sanctuary Falls', the first resort-style residential golf community in the UAE.
Launched in July 2007, the Dh.850million Sanctuary Falls aims to establish a new benchmark in community living, says the project developer, Shaikh Holdings.
The development, which has been awarded as the 'Best Golf Development' by CNBC Arabian Property Awards in 2007, has already drawn the attention of investors around the world.
Arabtec will begin construction of 96 distinctly styled resort villas of Sanctuary Falls in April 2008, which will be complete towards the first quarter of 2010.
"We consider Arabtec to be the ideal partner for this project, as they have demonstrated commitment to excellence and in-depth experience in projects such as the custom luxury villas in Emirates Hills and the world's tallest tower, Burj Dubai," said Emran Shaikh, CEO, Shaikh Holdings.

Sungwon Corporation has announced the record sales of their Dh.1.5bn Santeview project at Culture Village, within a day of its launch in the market.This record sales carried out by the Group on Santeview and back-to-back contracts, worth Dh.700million, which include building an office tower at Business Bay, and a five-star luxury hotel apartment complex at Dubai Sports City, has been a feather on the cap for the company as a professional international developer and builder in the region, say top officials of the company.
The CEO of Sungwons Middle East Head Quarters and the General Manager of the Dubai branch, Chang-Pyo Park said "Santeview at the Cultural Village will include G+32 storey tower, and an G+40 storey residential tower. The initial two levels will exclusively comprise retail space inclusive of the best brands in the world. Other amenities such as the smart home and office features, hi-tech security features, contemporary design with an Arabic touch, intelligent space design, coupled with the strategic location adjacent to the Culture Village metro station, makes Santeview the most sought property development in the area."
Being one of the largest construction companies in South Korea, Sungwon, is also doing civil work projects in Qatar and Bahrain, including highways, roads and sewerage pipelines. At present the company is carrying out work on a $109mn massive flyover project at the Isa Town Gate Intersection in Bahrain.
Sungwon Corporation is planning an official launch of civil works contracting services in the UAE and to participate in other large infrastructure projects happening in the country. Apart from the Middle East region alone, Sungwon has made its presence felt in the construction and property development projects in various other countries outside South Korea, including South East Asia and Kazakhstan.
The company has also entered into an escrow account with HSBC Bank Middle East, to contribute towards the growth of the property sector in UAE and to consolidate the trust which the customers have posed in them.
Apart from this, Sungwon also owns golf courses, and is well-known as the builder of the FIFA World Cup Stadium in Korea, rails, roads, highways, subways, tunnels, bridges, ports and airports.

Shaikh Holdings determined to establish realty projects in the UAE

Shaikh Holdings, a Dubai-based private company, led by Imran Shaikh, is all set to establish itself in the UAE Realty market.
The company has a rich portfolio of commercial, residential and hospitality realty projects, and is a leading institutional investor in the Dubai property sector since 2002. The company has made considerable investments in developments such as Emirates Hills, Business Bay, The Palm Islands, Jumeirah Golf Estates and the Dubai Waterfront, and such other leading projects by developers such as Emaar, Nakheel and Dubai Properties.
During the month of July, Shaikh Holdings already launched its first project, Sanctuary Falls, which is a luxury residential golf development, located in Jumeirah Golf Estates worth $200 million (Dh.734m), and more such projects are in pipeline.
Shaikh says "The UAE property market is still not saturated, and is a very lucrative investment destination. The market provides plenty of opportunities and the proposed regulatory procedures will ensure better stability of the property sector."
Speaking on the new project, Sanctuary Falls, Sheikh mentioned, Sanctuary Falls is a community comprising 96 resort-style villas facing the Earth Golf-course. The project includes modern, contemporary and traditional architectural styles, and hence, the buyers could choose three interior design themes and two kitchen designs.
The architecture for the villas has been designed by DSA Architects, while the home interiors are done by Hirsch Bedner Associates.
Sheikh mentioned that the construction work at Sanctuary Falls will commence in October this year, and is due for completion by May 2009.
"We are trying to introduce new concepts for community living and the resort home concept is one such thing. Although our focus is Dubai, we are also exploring Ras Al Khaimah and Abu Dhabi markets. We are also interested in exploring opportunities within the GCC and plan to make use of a variety of financial structures to develop projects during the next five years," he said.
Sheikh Holdings is likely to invest $1.2bn (Dh.4.04bn) during the next five years to develop waterfront and gold communities in the UAE.

The Dunes Golf Course in Dubai Sports City nears completion

The Dunes Golf Course in the Dubai Sports City is in its final stages of completion, and is all set for play towards the end of the year.
The course is officially being planned for inauguration during December 2007, so that there will be sufficient time for the course to mature before its launch.
The infrastructure that was required for supporting the 211 acre site is now all ready. The course has been supplied with 50kms of piping to provide irrigation, supported by a pump station that has the capacity to supply more than two million gallons of water every eight hours, and various other necessary amenities.
The Dunes is an eighteen-hole signature golf course that is designed by Ernie Els, and is expected to be the central point of the Victory Heights in the Dubai Sports City.
Dubai Sports City is the first sports city in the world, built for the purpose. It is located on 50 million square feet of land in the Dubailand development. The Sports City features four wonderful stadiums a cricket stadium with 25000 capacity, multi-purpose indoor arena with 10,000 seats, multi-purpose outdoor stadium with 60,000 seat capacity, and filed hockey venue with 5000 seat capacity. The Sports city will incorporate hi-tech sporting venues for activities, events and sports and will house commercial and residential developments.

Golf side Victory Heights villas released

The final release of the premium villas in the Victory Heights golfing and residential community should start in August. The developer is waiting for the completion of the five ‘show’ villas on site for launching the next Phase.
Secondary market activity for Victory Heights has been good which we believe is healthy for the market. In some villas, the owners want to hold on and it suits us just fine. We are not too keen in going for the investor-buyers, always prefer end-users as we pride in building homes, not houses.”
The official confirmed that their prices will be dictated purely by ‘current trends’, “As a developer, we do not see the need to affix a substantial premium even though the project has been extremely well received in the earlier launch phases,” Abdulla adds.
“Victory Heights is now a concept that can be franchised. It could even be developed by us in other locations.” The Victory Heights development will have a final cost of Dh2.7 billion which reflects the quality of the development.
Frayland was recently awarded the contract to build 57 villas at the development. Negotiations are on with others for other key contract awards. Wade Adams and Septech are some of the other names closely associated with the development. Victory Heights covers 25 million square feet within the wider Dubai Sport City.
