Emaar, Bawadi join hands for Dh.60bn realty development

This realty project is expected to turn out to be a signature development with equal equity participation by both parties. While Bawadi is expected to transfer land rights to the joint venture, Emaar will contribute equivalent portion of cash in the joint venture. The venture is likely to yield its returns by 2009.
The joint venture will be managed by Emaar, through management and technical services agreement. This venture will bring about 15million square feet of family-oriented theme park, lush green parks and lakes with a wide range of attractions matching global standards. It will also include six hotels and 1200 serviced apartments. The project will be located at the heart of Bawadi, and in close proximity to Arabian Ranches, an Emaar flagship project.
The Emaar Properties, Chairman, Mohamed Ali Alabbar, said "As a pioneer of master-planned communities in Dubai, with an accomplished track record of creating world-class developments, Emaar has established credentials in property development. Armani Hotels to be launched in Burj Dubai

During the time of entering into the venture in 2005, Emaar had agreed for an investment of $1billion for development of ten Armani luxury hotels and resorts in major global cities. Under the terms of the agreement, Giorgio Armani S.p.A. is awarding a long term license to Emaar Hotel & Resorts LLC for the operation of a collection of luxury hotels and resorts, whereby Emaar will be fully responsible for real estate, construction, management and operations, with Giorgio Armani overseeing all aspects of content, design and style, including interiors and amenities, incorporating the various Armani fashion, beauty collections and furnishings.
The next Armani hotel has been planned in Milan, which will be followed by Marrakesh and New York.
Mohammad Al Abbar, the Emaar Chairman, said The Emaar Hotels and Resorts are in the process of undertaking several prestigious developments across the region to take advantage of the booming tourism sector.

Emaar announces reduced NOC charges

The company has announced that the cost of issuing a Notification of Completion (NOC) certificate has been slashed by ninety percent, with the fee dropping down from Dh.5000 to Dh.500.
Such a measure was initiated due to complaints from various property owners about the high fee charges by Emaar in comparison to other developers.
Homeowners who already possess the title deeds for their properties should provide the Dubai Land Department with NOC while transferring their ownership to a second party.
Developer Nakheel has already decreased their fee for NOC from Dh.1000 to Dh.500. The fee is charged as verification charges for ensuring that there are no outstanding issues regarding property or any unpaid service charges.

Emaar to stop short-term rentals in its properties

Emaar has sent circulars placing certain restrictions and has asked the residents to keep tab on illegal activities. The circulars were sent to residents in Emaar communities of The Greens, The Springs and such others. The circular states that the villas and apartments should not be let for short periods or used as bachelor accommodation. The circular has also asked residents to keep Emaar informed in case anyone violates the rules or employs housemaids without a sponsor.
When the residents were contacted, it was found that while majority of residents supported the neighbourhood watch-style appeals, they were not supportive of the ban against letting out their homes while on vacation.
A UK designer living in the Springs community mentioned that she agrees with Emaar about the neighbourhood watch, but expressed unhappiness that while on a vacation, she would want to rent her property, just as she would do in any other place.
However, according to Emaar, the rules are being enforced keeping the interest of safety and security of the residents and homeowners. The circular mentions that short-term holiday lets are not permitted as per the agreement signed between the developer and the purchaser. However, despite this, short-term accommodation of Emaar properties is being frequently advertised on websites and newspapers.
According to Walter Halt, an independent property consultant, this was being done, due to the fact that there is no federal law on the subject.
"A law concerning how communities are managed is yet to be finalized, which indicates that all master developers bring up their own rules regarding community management."

Burj Dubai stands highest in the world

The Skyscraper with 141 storeys, has overtaken the Taiwan's 509m Taipei 101. The Burj also overtook the next highest, the Petronas Towers of Malaysia standing at 452m.
The tower forms a part of the Dh.73billion Downtown Dubai Complex, located off Sheikh Zayed Road, which is due to be completed during the year 2009.
However, Burj Dubai, will not be officially recognized as the tallest tower, until it is occupied. This condition is imposed by the Council for Tall Buildings and Urban Habitat, the organization that ranks the highest structures in the world.
On its completion during 2008, Burj Dubai, will also be the tallest tower in the world on the basis of all four criteria, listed by the Council on Tall Buildings and Urban Habitat.
The council measures the height until the top of the structure, the height upto the highest occupied floor, the height until the roof, and till the tip of the antenna, flag pole or the mast.
Burj Dubai took just 1276 days to be known as the tallest building in the world.
During the process of construction, Burj Dubai overtook the skyscrapers that were previously known as the tallest architecture around the world, such as the Empire State Building in New York with 381 m, the Jin Mao Building at Shanghai with 421m, the Sears Tower of Chicago (442 meters), and the Petronas Towers of Malaysia (452 meters).
The Chairman of Emaar Properties Mohamed Ali Alabbar, said "Four years ago, Burj Dubai was conceived as a ninety storey structure. But, with the inspiration from the UAE Vice President and Prime Minister and Ruler of Dubai, High Highness Shaikh Mohammed Bin Rashid Al Maktoum, to construct a global icon, we went ahead with further works on Burj Dubai."
He said "Burj Dubai is not only an architectural and engineering masterpiece in concrete, steel and glass. It is a human achievement that cannot be equaled. Burj Dubai will surely inspire the future generations to think and look beyond the ordinary and to challenge their mind and spirit."
The Council plans to hold its eighth world congress in Dubai next year, and will use Burj Dubai as a case study to point out to what extent the modern-day structures are pushing boundaries.

Marina Plaza, the first commercial tower in Dubai Marina, launched

The freehold tower with twenty eight storey, forms a part of the Dubai Marina Mall Complex, and is seated on a podium of eight storey, facing the marina. The sales for office space within the tower, begins on Thursday, and the project is due for completion during 2009.

UAE Realty firms look beyond UAE

Companies such as Emaar Properties, Tameer, Damac and ETA Star are targeting North Africa and South Asia. Emaar Properties has already launched about $110 billion worth of projects outside the UAE. The company has also now announced a new project, the Cairo Gate Mall, worth Dh.2.58 billion, in Egypt. The mall is expected to be the largest mall, covering 250,000 square meters in area.
"Emaar is diversifying some income sources and plans to generate sixty to seventy percent of revenues from its international operations," said Arif Amiri, the Director, business development, Emaar Properties.
Nakheel, though yet to venture outside Dubai, has recently announced the opening of Nakheel International, as a preparation for its overseas pursuits.
ETA Star, the Dubai-based company with a portfolio of Dh.7.5billion in the UAE, is already developing three projects overseas - The Jasmine Count and Technopark in Chennai, and The Gardens in Bangalore, with total value worth Dh.1.46billion invested in Indian developments alone.
Damac Properties has also emerged successful overseas. About more than half of its total portfolio comprises projects in Egypt. It has also expanded itself into Lebanon, Qatar, Kuwait and Turkey and is in the process of trying to secure a land bank in China.
Real estate analysts are of the opinion that this trend is likely to continue, with the maturing of the UAE property market, and dynamic emerging markets in Africa, Asia and Eastern Europe offer attractive returns.
The Property Consultants at the Colliers International are of the opinion that over the past five years, the real estate developers in UAE have done exceptionally well, and it is quite natural that they would want to succeed in international markets, as well.

Burj Dubai Completes 130 floors

The high tower, located in the Dh.73billion Downtown Dubai Complex, off Sheikh Zayed Road, is currently 468 meters tall, which is about 16 meters higher than the Petronas Towers in Kuala Lumpur at Malaysia and just 40.9 meters shorter than the Taipei 101 Tower, which is currently the tallest building in the world, and stands are 509 meters.
On completion of construction of Burj Dubai during 2008, Burj Dubai will be the tallest building in the world, and will be recognized by the Council on Tall Buildings and Urban Habitat (CTBUH), which ranks the tallest buildings in the world.
The Executive Director of CTBUH, Antony Wood, mentioned that he keeps getting proposals about the next tallest building in the world, though most of these remain in the conception stage.
He added that "We are basing our congress in Dubai next year and one key factor is the Burj Dubai will be more-or-less structurally topped out by then."
However, wood mentioned that for the Burj Dubai to gain recognition as the tallest tower in the world, it should be topped out structurally, should be able to reach its structural height, all cladding should be one and more than anything, it will have to be inhabited.
The 130 floors were completed in 1226 days ever since the excavation work began during January 2004. Ten cranes and the quickest high-capacity construction hoists in the world, that has a speed of 2m/sec are required to move men and materials.
The chairman of Emaar Properties ( the company behind the tower), Mohammed Ali Alabbar, said that Burj Dubai is almost reaching the top, and the construction work has gained a new shape in the field of engineering technology, as it is equivalent to none.
From now, every new level at Burj Dubai will be the terminating steps in building marvel that reiterates global capabilities. Burj Dubai is expected to remain a mixed use tower with residences, hotel, offices and retail spaces.

Burj Dubai currently has 125 floors and is one among the five tallest constructions in the world. The initial batch of cladding which includes 25 panels, have been specially fabricated with state-of-the-art engineering techniques. The curtain wall, made of high-performance material will add to the unique appearance of the building, and will protect the interiors of the building from external noise, moisture, wind and heat.
The installation floors are first being loaded with the cladding panels and will be moved to position by use of small cranes, and then the glass sheets will be hung using monorail series every 30 to 40 storeys. As for cleaning the cladding, an advanced system for window washing and frontage maintenance, twelve permanently installed telescopic building maintenance machines will be used for cleaning the cladding.
The Assistant Director (projects) of Emaar Properties, Greg Sang, mentioned that the Burj Dubai structure is progressing on schedule, and now that the installation of curtain walls have begun, the finishing works will continue at a fast pace. Also on keeping the tower’s façade in place, the graceful shape which was visualized in the architectural design will soon become a reality, he added.

Arabtec wins Dh.370m contract for Umm Al Quwain Marina

About 277 villas are being planned under the leadership of Emaar Properties. The project will be completed within two years.
With this, the total number of villas currently under construction by Arabtec will reach a total of 2,801, with 759 villas for Emaar, 558 for Dubai Properties and 1484 villas for Mohammed bin Rashid Housing Programme.
During the last four years, Arabtec had already completed 4,964 villas with 4,386 villas for Emaar properties at Emirates Lakes, Emirates Hills, Springs, Meadows, Arabian Ranches and about 560 villas for Dubai Silicon Oasis.

Emaar plans to ease out the purchase options for tenants

Last week Emaar had sent a letter to the tenants that they had the option of buying their homes before they are sold out to outsiders, though the time allotted for arriving at their decisions for just one week.
Following this announcement, about 120 residents signed and submitted a letter to Emaar requesting for re-consideration of its announcement, as majority of the residents were not in a position to purchase flats, and the time allotted to them to arrive at their decision was also small.
Now, a spokesperson of Emaar Dubai has stated that on further discussions with Amlak Finance, they have decided to ease out the purchase options for tenants and have arrived at a better option, which could prove more beneficial. As per the current option, a three percent discount on the earlier price quoted is being offered. Hamptons, who is in-charge of managing the purchases willl provide more details regarding the discounts.
Emaar has also announced that it is willing to waive off the property registration fee, wherever applicable, which will further reduce the financial burden on tenants. Now, the tenants are also provided with an option of approaching any other mortgage provider, if required, in case they do not wish to route it through only Amlak Finance, Dubai. Amlak Finance was offering the tenants the option wherein only the principal amount profit needs to be paid in four easy installments during the first two years. The Principal payments will begin only after two years, thereby reducing payments significantly in the first two years.

Emaar has handed more than 14,500 homes in Dubai through its various projects including the Arabian Ranches. Emaar has announced several development projects in Saudi Arabia, Syria, Egypt, Morocco, Tunisia, Turkey, India and Pakistan.
