L&T and Eastern International to develop final phase of luxury Victory Heights villas

Ground breaking ceremony held for Dh.85m Champions Tower II

During the occasion, Memon Investments handed over the shoring and excavation contract of the tower to Stromek Emirates Foundation (SEF). SEF is a subsidiary of M'sharie, and a private equity branch of Dubai Investments.The first phase of construction works, which include excavation, shoring and foundation, will be carried out by the piling company. SEF has assured the completion of the first phase in record time. This the second assignment that SEF is handling with Memon Investments, as currently SEF is also taking care of the foundations works on Champions Tower III development.
The Managing Director of Memon Investments, Ahmed Shaikhani, quoted that considering the expertise with which SEF had completed most other projects, Memon Investments, have no hesitation in handing over the project to SEF. He added that the company is confident that SEF will maintain their quality standard as in all other previous developments and work with true dedication.

Among the Champions Towers Series, the tower is the third and largest development, with Champions Tower I, worth AED 75million, and Champions Tower II, worth Dh.85 million.The event comes after the Shoring and Excavation contract has been handed over to Stromek Emirates Foundation (SEF), by Memon Investments to officially commence the first phase of construction.
The SEF is a subsidiary of M'SHARIE and is a wholly owned subsidiary of Dubai Investments, and is specialized as a piling contractor. A deadline of four months has been announced by SEF to complete the scope of work for Tower III.
The names of main contractor and sub-contractor will be announced after the completion of the first phase of tower.
"Memon Investments has realized another goal in the Champions Tower series, and we are proud of our progress, although we recognize the role played by our partners in helping us achieve our goes while turning our dreams to reality. The Dunes Golf Course officially handed over to Victory Heights

The Dunes Golf Course, the 18-hole signature course has been designed by the world golfing champion, Ernie Els. Troon Golf, the world-leader in golf course management, marketing and operations. The Dunes Golf Course in Dubai Sports City nears completion

The course is officially being planned for inauguration during December 2007, so that there will be sufficient time for the course to mature before its launch.
The infrastructure that was required for supporting the 211 acre site is now all ready. The course has been supplied with 50kms of piping to provide irrigation, supported by a pump station that has the capacity to supply more than two million gallons of water every eight hours, and various other necessary amenities.
The Dunes is an eighteen-hole signature golf course that is designed by Ernie Els, and is expected to be the central point of the Victory Heights in the Dubai Sports City.
Dubai Sports City is the first sports city in the world, built for the purpose. It is located on 50 million square feet of land in the Dubailand development. The Sports City features four wonderful stadiums a cricket stadium with 25000 capacity, multi-purpose indoor arena with 10,000 seats, multi-purpose outdoor stadium with 60,000 seat capacity, and filed hockey venue with 5000 seat capacity. The Victory Heights Golf Residential and Development is basically a joint-venture between the Dubai Sports City and Arcapita, an investment Bank based in Bahrain.
The L&T-ECC joint venture will construct the final phase of the Victory Heights luxury residential community project in Dubai Sports City.
The project comprises construction of 295 villas in the Calida, Novelia, Carmen and Morella villages of the community. The entire project of Victory Heights covers 25 million square feet of space and contains 935 town homes and villas located in and around 'The Dunes' golf course. Prices begin from Dh.2.87 million.

The Victory Heights Golf Residential Development is a joint-venture between the Dubai Sports City and Arcapita, a Bahrain-investment bank.
The Phase one comprises construction of the 579 of the total 935 villas of the prestigious victory heights golf course villa community, located within Dubai Sports City.
The total value of the contract is Dh.977million, and the first set of homes will be delivered during April 2008.

Memon launches Champions Tower III

The residential tower comprises sixteen storeys and is being constructed at a cost of Dh.145million and is due for delivery during early 2009. Construction will begin in August this year, says the company official.
The Champions Tower III follows the Champions Towers I and II, both of which were launched in Dubai Sports City and have been sold out.
The total value of the three Champions Tower projects including the Dh.80 million Cambridge Business Centre by Memon, located at the Dubai Silicon Oasis, are approximately Dh.500 million, which is a part of the Dh.1 billion investment plan of the company.

Dubai Oasis to invest upto Dh.1billion in Sports City

The first being, the Oasis Tower-1, a part of residential and serviced apartment, is kept on sale a few months ago. The company statement reveals that it is almost hundred percent sold out.
The company said that the construction of the Oasis Tower-1 has already begun and is expected to hand over the project on schedule during fourth quarter of 2008. The second planned project in DSC was launched during first week of June, and will be a specially serviced apartment development. The company is also in the process of acquiring two other serviced apartment projects, due to be launched next year.
The Vice-President for Marketing and Sales, Hamid Ashtarani, said the ideal location of Oasis Tower-1 on the ridge of arterial water channel and the large man-made lake was one of its strongest selling propositions.
The Oasis Tower-1 comprises eighteen storeys with 232 units containing various facilities that include a rooftop gymnasium, swimming pool, commercial and food and beverage amenities.
He said "The foundation works are being carried out and full-scale construction is likely to commence within a couple of months. We intend to complete the project on schedule."

Secondary market activity for Victory Heights has been good which we believe is healthy for the market. In some villas, the owners want to hold on and it suits us just fine. We are not too keen in going for the investor-buyers, always prefer end-users as we pride in building homes, not houses.”
The official confirmed that their prices will be dictated purely by ‘current trends’, “As a developer, we do not see the need to affix a substantial premium even though the project has been extremely well received in the earlier launch phases,” Abdulla adds.
“Victory Heights is now a concept that can be franchised. It could even be developed by us in other locations.” The Victory Heights development will have a final cost of Dh2.7 billion which reflects the quality of the development.
Frayland was recently awarded the contract to build 57 villas at the development. Negotiations are on with others for other key contract awards. Wade Adams and Septech are some of the other names closely associated with the development. Victory Heights covers 25 million square feet within the wider Dubai Sport City.

Dubai Sports City development cost over $3bn

The total development cost of Dubai Sports City, the world’s first integrated purpose-built sports city, is expected to touch $3.2 billion (Dh11.7bn) when it is completed in 2010. It will be an increase of almost 30 per cent since launch in March 2004. The increase to soaring raw material prices and an expansion of the multi-purpose outdoor stadium to accommodate 60,000 people from the previous capacity of 25,000.
The joint venture will design and build a 60,000-seat multi-purpose outdoor stadium and a 10,000-seat multipurpose indoor stadium. The stadiums will be designed by gmp, an international firm that designed the Olympic Stadium in Berlin and the Commerz Bank Stadium in Frankfurt.
The multi-purpose stadium will fully comply with specifications for international football, rugby, American football and athletics events.
The indoor stadium will allow for a wide range of sporting events such as ice hockey, basketball, tennis and volleyball. The venue will also be capable of hosting concerts and other major public gatherings.
A 25,000-capacity cricket stadium and a 5,000-seat hockey stadium, both of which are due for completion in early 2008, complete the quartet of major stadiums at Sports City. The first phase will be completed by the first quarter of 2008, and the residential components by the end of 2008 and 2010.

Positioned in the South-east corner of the DSC, the area is also likely to include a World Hockey Academy, Field Hockey Stadium, a 2500 Sq. mt gymnasium, a rugby training facility, Bradenton Preparatory Academy, and an Olympic length swimming pool, in addition to two hostel accommodations with a capacity to accommodate 524 people.
Eastern International is the Principal Contractor for Bradenton Preparatory Academy, which is a school with sports certification, which imparts training as per American Baccalaureate Curriculum. The major Academies Area contracting has been awarded to Transemirates.
