Sungwon Corporation has announced the record sales of their Dh.1.5bn Santeview project at Culture Village, within a day of its launch in the market.This record sales carried out by the Group on Santeview and back-to-back contracts, worth Dh.700million, which include building an office tower at Business Bay, and a five-star luxury hotel apartment complex at Dubai Sports City, has been a feather on the cap for the company as a professional international developer and builder in the region, say top officials of the company.
The CEO of Sungwons Middle East Head Quarters and the General Manager of the Dubai branch, Chang-Pyo Park said "Santeview at the Cultural Village will include G+32 storey tower, and an G+40 storey residential tower. The initial two levels will exclusively comprise retail space inclusive of the best brands in the world. Other amenities such as the smart home and office features, hi-tech security features, contemporary design with an Arabic touch, intelligent space design, coupled with the strategic location adjacent to the Culture Village metro station, makes Santeview the most sought property development in the area."
Being one of the largest construction companies in South Korea, Sungwon, is also doing civil work projects in Qatar and Bahrain, including highways, roads and sewerage pipelines. At present the company is carrying out work on a $109mn massive flyover project at the Isa Town Gate Intersection in Bahrain.
Sungwon Corporation is planning an official launch of civil works contracting services in the UAE and to participate in other large infrastructure projects happening in the country. Apart from the Middle East region alone, Sungwon has made its presence felt in the construction and property development projects in various other countries outside South Korea, including South East Asia and Kazakhstan.
The company has also entered into an escrow account with HSBC Bank Middle East, to contribute towards the growth of the property sector in UAE and to consolidate the trust which the customers have posed in them.
Apart from this, Sungwon also owns golf courses, and is well-known as the builder of the FIFA World Cup Stadium in Korea, rails, roads, highways, subways, tunnels, bridges, ports and airports.

Memon Investments, an arm of leading international business group, Memon Group of Companies recently held a groundbreaking ceremony for the commencement of construction works of the Champions Tower II, worth Dh.85million, in Dubai Sports City.
During the occasion, Memon Investments handed over the shoring and excavation contract of the tower to Stromek Emirates Foundation (SEF). SEF is a subsidiary of M'sharie, and a private equity branch of Dubai Investments.
The first phase of construction works, which include excavation, shoring and foundation, will be carried out by the piling company. SEF has assured the completion of the first phase in record time. This the second assignment that SEF is handling with Memon Investments, as currently SEF is also taking care of the foundations works on Champions Tower III development.
The Managing Director of Memon Investments, Ahmed Shaikhani, quoted that considering the expertise with which SEF had completed most other projects, Memon Investments, have no hesitation in handing over the project to SEF. The SEF is a subsidiary of M'SHARIE and is a wholly owned subsidiary of Dubai Investments, and is specialized as a piling contractor. A deadline of four months has been announced by SEF to complete the scope of work for Tower III.
The names of main contractor and sub-contractor will be announced after the completion of the first phase of tower.

The Dunes Golf Course in the Dubai Sports City is in its final stages of completion, and is all set for play towards the end of the year.
The course is officially being planned for inauguration during December 2007, so that there will be sufficient time for the course to mature before its launch.
The infrastructure that was required for supporting the 211 acre site is now all ready. The course has been supplied with 50kms of piping to provide irrigation, supported by a pump station that has the capacity to supply more than two million gallons of water every eight hours, and various other necessary amenities.

According to a statement, The L&T - ECC (Eastern Contracting Company) joint venture has been awarded the $150 million construction contract for construction of Victory Heights Golf Residential and Development.
The Victory Heights Golf Residential and Development is basically a joint-venture between the Dubai Sports City and Arcapita, an investment Bank based in Bahrain.
The L&T-ECC joint venture will construct the final phase of the Victory Heights luxury residential community project in Dubai Sports City.
The project comprises construction of 295 villas in the Calida, Novelia, Carmen and Morella villages of the community. The entire project of Victory Heights covers 25 million square feet of space and contains 935 town homes and villas located in and around 'The Dunes' golf course. Prices begin from Dh.2.87 million.

Al Jaber, the Abu Dhabi-based group, has been awarded the Dh.977 million contract for construction of 579 villas in the Victory Heights cluster of the Dubai Sports City.
The Victory Heights Golf Residential Development is a joint-venture between the Dubai Sports City and Arcapita, a Bahrain-investment bank.
The Phase one comprises construction of the 579 of the total 935 villas of the prestigious victory heights golf course villa community, located within Dubai Sports City.
The total value of the contract is Dh.977million, and the first set of homes will be delivered during April 2008.
The General Manager of Victory Heights, Yasser Abdullah, said "The Victory Heights development is a unique endeavour and choosing the right contractors is imperative to ensure first-class quality. Al Jaber met our stringent requirements with their excellent track record and experience with other high level developments across the region."
Apart from a few five-bedroom A and B type villas, majority of the Phase one of the golf course villas and townhouses have already been sold out.

The contract for the final phase of construction of the Dh.550 million Victory Heights, a villa community at Dubai Sports City, has been awarded to a joint venture between the Indian Construction giant Larsen and Toubro (L&T) Limited and Eastern Contracting LLC.
The project that has been undertaken by the joint venture involves construction of final phase of development of 295 villas. The villas are designed in eleven different styles, comprising, Spanish, Mediterranean and European architecture.
The villas that the Eastern and L&T joint venture company plans to construct will be located at Morella, Calida and Novelia villages in the Victory Heights Community.
Victory Heights is an exclusive villa community that covers 25 million square feet in area, and comprises 935 villas and town homes spread across The Dunes golf course. The eighteen-hole championship golf course is designed by renowned golfer Ernie Els.

Memon launches Champions Tower III

Memon Investments, the Dubai-based property developer, has launched Champions Tower III in Dubai Sports City, thereby taking the UAE portfolio of the company to the Dh.500 million mark.
The residential tower comprises sixteen storeys and is being constructed at a cost of Dh.145million and is due for delivery during early 2009. Construction will begin in August this year, says the company official.
The Champions Tower III follows the Champions Towers I and II, both of which were launched in Dubai Sports City and have been sold out.
The total value of the three Champions Tower projects including the Dh.80 million Cambridge Business Centre by Memon, located at the Dubai Silicon Oasis, are approximately Dh.500 million, which is a part of the Dh.1 billion investment plan of the company.

Dubai Oasis to invest upto Dh.1billion in Sports City

The Dubai-based real estate developer, Dubai oasis, has announced that it is ready to invest upto Dh.1billion for developing four serviced apartment projects in Dubai Sports City.
The first being, the Oasis Tower-1, a part of residential and serviced apartment, is kept on sale a few months ago. The company statement reveals that it is almost hundred percent sold out.
The company said that the construction of the Oasis Tower-1 has already begun and is expected to hand over the project on schedule during fourth quarter of 2008. The second planned project in DSC was launched during first week of June, and will be a specially serviced apartment development. The company is also in the process of acquiring two other serviced apartment projects, due to be launched next year.
The Vice-President for Marketing and Sales, Hamid Ashtarani, said the ideal location of Oasis Tower-1 on the ridge of arterial water channel and the large man-made lake was one of its strongest selling propositions.
The Oasis Tower-1 comprises eighteen storeys with 232 units containing various facilities that include a rooftop gymnasium, swimming pool, commercial and food and beverage amenities.

The final release of the premium villas in the Victory Heights golfing and residential community should start in August. The developer is waiting for the completion of the five ‘show’ villas on site for launching the next Phase.
Secondary market activity for Victory Heights has been good which we believe is healthy for the market. In some villas, the owners want to hold on and it suits us just fine. We are not too keen in going for the investor-buyers, always prefer end-users as we pride in building homes, not houses.”

Dubai Sports City development cost over $3bn

Sports City yesterday awarded contracts worth Dh830 million to a joint venture of Dubai-based Arabtec Construction and German company Max Bogl for construction of two stadiums.
The total development cost of Dubai Sports City, the world’s first integrated purpose-built sports city, is expected to touch $3.2 billion (Dh11.7bn) when it is completed in 2010. It will be an increase of almost 30 per cent since launch in March 2004. The increase to soaring raw material prices and an expansion of the multi-purpose outdoor stadium to accommodate 60,000 people from the previous capacity of 25,000.
The joint venture will design and build a 60,000-seat multi-purpose outdoor stadium and a 10,000-seat multipurpose indoor stadium. The stadiums will be designed by gmp, an international firm that designed the Olympic Stadium in Berlin and the Commerz Bank Stadium in Frankfurt.
The multi-purpose stadium will fully comply with specifications for international football, rugby, American football and athletics events.
The indoor stadium will allow for a wide range of sporting events such as ice hockey, basketball, tennis and volleyball. The venue will also be capable of hosting concerts and other major public gatherings.
A 25,000-capacity cricket stadium and a 5,000-seat hockey stadium, both of which are due for completion in early 2008, complete the quartet of major stadiums at Sports City. The first phase will be completed by the first quarter of 2008, and the residential components by the end of 2008 and 2010.

The major construction contracts for the Academies area of the DSC (Dubai Sports City), which comprises of facilities for ICC Global Cricket and United Soccer Schools has been awarded to Eastern International and Transemirates.
Positioned in the South-east corner of the DSC, the area is also likely to include a World Hockey Academy, Field Hockey Stadium, a 2500 Sq. mt gymnasium, a rugby training facility, Bradenton Preparatory Academy, and an Olympic length swimming pool, in addition to two hostel accommodations with a capacity to accommodate 524 people.
Eastern International is the Principal Contractor for Bradenton Preparatory Academy, which is a school with sports certification, which imparts training as per American Baccalaureate Curriculum. The major Academies Area contracting has been awarded to Transemirates.
