Salwan successful in leasing out Phase I of Al Khail Gate

Salwan LLC, the leading property management company, also a subsidiary of Dubai Properties Group (DPG) has successfully leased out the First Phase of its Al Khail Gate Community, and is due to release Second Phase shortly, due to unprecedented interest from clients.

Following three months of launch, Salwan has successfully leased out 3835 units at the development, and is offering pre-leasing options to the clients interested in second phase of the development.

Memon initiates work on Gardenia I & II project

Gardenia 1 and 2The leading Dubai-based property developer, Memon Investments, has begun construction on the Dh.150mn worth Gardenia I & II projects, located in Jumeirah Village.

Memon had recently announced awarding of the shoring and excavation contract to International Foundation Group (IFG). The elevator contract was awarded to Shanghai & Arabian Electromechanical.

According to Rizwan Shaikhani, the joint Managing Director from Memon Investments, the uniqueness and quality incorporated into the Gardenia I & II projects, will add to the growing reputation of Jumeirah Village, making it a highly desirable mixed-use destination.

The 'Gardenia I & II' project is a mix of residential, commercial, and retail spaces, featuring residential apartments, including studios, single bedroom, double bedroom and loft apartments, with retail units on the ground floor.

Spread across 811 hectares, the integrated master community, Jumeirah Village is a mixed-use development, which on completion, would include residential and business units, international schools, retail outlets, hospitals, shopping malls, parks, sports fields, boulevards, cafes, restaurants and mosques.

Construction of Remraam Community makes good progress

Remraam CommunityMore than 60 percent of the infrastructure works for the 23.5million square foot Remraam Community has been completed. The excavation works for foundations of 71 percent of buildings are also complete.

The contractors are working on various stages of construction across the four phases of Remraam development. The work is under progress on building sub and super-structures of the buildings, the company said in its statement.

The infrastructure of the community, which includes water supply, sewerage and irrigation works is currently underway, and also mobilization is on for electrical sub-stations, in collaboration with Dubai Electricity and Water Authority.

The CEO of Tatweer Investments, Mizin's parent company, said that accelerating progress at Remraam development, emphasizes the core values of Mizin, its customer focus and transparency, apart from its commitment in delivering high quality product within scheduled time frame.

The Golf Community by Tiger Woods Dubai nearing completion

A member of Tatweer Dubai, The Tiger Woods, revealed that the construction work on the 55million square feet golf community development is heading towards its scheduled completion by the end of 2009.

The project has met with considerable progress across all facets of development, including the Al Ruwaya Golf Course, the world's first to accept design cues from the Champion Golfer. A boutique hotel and a club house designed by Elie Saab are also coming as per plan.

According to The Tiger Woods Dubai, there is a huge demand ever-since the launch of sales in July and the development is drawing good end-users and investor response.

The Project Director of The Tiger Woods Dubai, Abdulla Al Gurg, said that the timely progress made by the company indicates the commitment by the company to deliver promises not only with regard to completion dates, but also with creating a development which would be one of the much sought after golf destinations in the world.

A major component that has registered a steady progress is the Al Ruwaya Golf Course, wherein the 13 holes have been rough shaped and detailed shaping is in progress on nine of the holes. Irrigation, landscape and drainage is being installed on the first few holes.

Nakheel unveils Forbidden City in Dubai

Forbidden city from Nakheel The Dubai-based master real estate developer, Nakheel, yesterday unveiled the 'Forbidden City' in the Dubai International City.

Being home to 4000 low-rise studio, single and double bedroom apartments, work on Dubai's Fobidden City will commenced in April 2008 and will be complete by April 2011.

Drawing inspiration from the legendary Royal Court Palance of Imperial China, the Forbidden City will offer an extensive range of community amenities, further enhanced by a series of leisure and retail offerings at the Dragon Mart and International City. At the heart of the development will be a landscaped vista, leading to Ornate Grand Mosque, the spiritual centerpiece of the community.

The City will feature about 50 retail stores including internet cafes, food outlets, restaurants and boutiques. Aristocrat Star unveils Dh.5bn worth Royal Estates Community

A UK-based real estate, retail and manufacturing conglomerate, Aristocrat Star Investments, launched Dh.5bn worth mixed-use developments in Dubai.

Targeted at the high-end market, the Royal Estates Community, spreads across 3.5mn square feet, and is located in the Dubai Investment Park.

The residential district has about 34 villas with five bedrooms each, 200 townhouses with four bedrooms each, and about 810 apartments.

The Gateway Apartments and Park View Apartments are a collection of six-storey low-rise residential buildings, located at the entrance of the Royal Estates residential community.

The Chief Executive of Aristocrat Star Investment, Osman Valli, revealed that about 90 percent of the apartments are either studios or single-bedroom apartments, priced at Dh.1400 per square foot.

The commercial buildings will offer about 852 offices, while the retail will include about 850,000 square foot boutique retail mall.

The hospitality aspect of the development will include Dh.180mn hotel and hotel apartments worth Dh.400mn. The company is under talks with Kempinski to have its Shaza Hotels brand manage the 380-room five-star restaurant.

Construction will commence next January, and will be complete within two years.

The group will launch another two properties during the coming months. A Dh.3bn project is planned at Al Marjan to be launched in four to six weeks, while a Dh.6bn project, spreading about 4million square feet is also in pipeline for UK-based investors.

Timelinks to offer Zigguarat - a unique pyramid shaped self sustained community

The Dubai-based property developer Timelinks, also a pioneering environmental design company, is all set to tackle issues such as population growth in Gulf Cities, and issues such as infrastructure pressure and environment carbon neutral solutions, through its proposed eco-city, the Zigguarat project, hoped to cater to a population of one million by harnessing power of nature.

The unique pyramid-shaped city could support an entire community by employing a car-less environment with a transport system powered by solar energy, wind and steam. The carbon emissions within the city is hoped to be reduced by 90 percent.

Timelinks will employ natural renewable energy resources of solar, wind and steam making it completely self-sustainable. The building will have water channels, parks and lakes with climate zones that make it cooler at higher elevations.

The project unveils a whole load of benefits. The whole cities in the project can be accommodated in complexes which would occupy only less than 10 percent of original land surface. The private and public landscaping will be utilized for leisure pursuits or as agricultural land for irrigation.
The concept also promises better quality of life for its inhabitants. Biometrics would provide security with facial recognition technology.

Zigguarat will take a new path towards harmonizing architecture and technology without affecting the environment, while also catering to needs of every individual.

The Zigguarat project will be unveiled during the forthcoming Cityscape Dubai 2008 due to be held at the Dubai International Exhibition Center between the 6th and 9th October 2008.

Timelinks has already patented the technology and design incorporated in the project, and has sought for granting of technical projects from the European Union. Several eminent professors from Europe will explain the technicalities of how the Zigguarat project works and how these communities could be integrated in master projects.

Emaar Properties has launched the eco-friendly 'Mushrif Heights', an integrated community emphasizing on sustainable development features. The project, worth Dh.12bn, is the latest addition to rich property portfolio of Emaar in Dubai, which includes several prestigious projects such as the Arabian Ranches, Downtown Burj Dubai, Warsan Estate and Dubai Marina.

The first phase of the project, which is the sale of Sidra town homes, will begin on 23rd August 2008.

Desert Dream launches Dream Harbour residential tower at Dubai Waterfront

Desert Dream Real Estate and Investments, one of the pioneer developers in the region, will launch their latest project, 'Dream Harbour', worth Dh.1.7bn, at the Dubai Waterfront, a community by master developer Nakheel.

The 48 storey residential tower, rendering a unique feel of Modern Arabia, would spread across 67,850 square feet of land space, covering total built-up area of 750,000 square feet, excluding car parking space. The prices would begin with Dh.1995 per square foot.

Being ideally located along the Palm Jebel Ali and the Arabian Gulf, the Dream Harbour is just adjacent to the beach on the main boulevard.

The development offers residents with three Souk style shopping galleries with architecture that keeps with local culture mosaic facades and historical arches. The rooftop which offers panoramic views of Waterfront has two swimming pools, a sauna and steam room.

The penthouses are complete with spacious living and dining area, piano rooms, grand lobbies, modern kitchens and en-suite bedrooms, all with their own private swimming pools and stunning sea views. Apart from penthouses, there are a variety of apartments including single, double, triple, and four bedrooms, with mixed single level and duplex options.

The Chairman and Chief Executive of Desert Dream, Mahmoud Khan, revealed that with this project, the portfolio of the company is about Dh.2.5bn.

Desert Dream has no immediate plans to launch projects in other emirates, but has four more projects planned for Dubai. The three other developments in Dubai are in the Dubai International City, Business Bay and Discovery Gardens.

As for the green building regulations, Desert Dream plans to achieve a gold standard LEED rating through recycling water and cutting down on electrical output from air conditioning units by shading.

Located along the western shores of Dubai, the Waterfront will transform 1.4bn square feet of empty desert and sea, into an international community, for an estimated population of 1.5mn people, which is twice the size of Hong Kong Island.

DEC broke ground for construction of Cascade Ville, Cascade Manor and The Estates

Dheeraj and East Coast LLC (DEC), a leading Dubai-based property developer, broke ground for its three prestigious projects located in the heart of Culture Village.

The three projects in Culture Village cover an area of 60,981 square feet, with a built-up area of 412, 743 square feet. The well-designed projects are in perfect harmony with the overall concept of the Culture Village, and feature wide open spaces, cobblestone walkways, traditional wind towers, waterways with quaint bridges, eating joints and creekside souks.

Being a true blend of residential, commercial and retail living spaces, that combine the old-world charm with luxury of modern lifestyles, the project unites diverse nationalities and encourages them to live and work in harmony.

Dubai Pearl - a truly self-contained green community

Dubai Pearl, the luxurious self-contained community for super-wealthy, which incorporates cutting-edge technology, scheduled for completion in 2010, displayed its brand recently in a glitzy Paris hotel, with roomful of wealthy developers, architects, investors, and businessmen. However, it is also a part of the growing trend in Dubai, where community meets sustainable planning.

H.H. Shaikh Mohammad Bin Rashid Al Maktoum, the Vice President and Prime Minister of UAE, in 2007, issued a directive for developers and builders to abide by the international green building standards, as a part of Dubai Strategic Plan 2015, to ensure Dubai remains a healthy and environment-friendly city.

The Chairman of Pearl Dubai LLC, Fahim, said that Dubai Pearl is all about sustainability, focusing on people and communities.

The Founder of Emirates Green Building Council, Sadek Owainti, is an advocate of this directive, who feels that the importance of sustainability is unavoidable in UAE. It is the core of living to maintain resources for future generations. Although, it is a slow beginning, as far as governmental support is concerned, UAE is ahead of Middle East.

The three major elements that need to be taken into account when planning a sustainable development are the community, the environment and the economy. A balance has to be attained between all three aspects. There was a massive rush for green ideals during the 60s and 70s, but it really never happened, as only few factors that were taken into account. Without inclusion of a business element into the equation, the development can never be completely sustainable.

A major aspect of sustainability is to see how best a community can be preserved by way of job opportunities, creating an environment where people will be happy. They do not have to drive around, as everything at Dubai pearl will be available at a short walking distance. It is about laying emphasis on creation of healthy living environment, Fahim said.

Self-contained community is great way for business-oriented developments to get their good remarks while also keeping the luxury elements intact. Fahim is keen to emphasize on the importance of the business hub of Dubai Pearl to its growth as sustainable development.
Although Dubai Pearl has not gone to extent of other developments like the zero-carbon Masdar City in Abu Dhabi, which is the most widely acknowledged among sustainable developments, it strikes a complementary balance with the best on offer.

Dubai Pearl is now working with consultants to achieve gold level LEED (Leadership in Energy and Environmental Design) certification in sustainability. Being an earnest advocate of recycling, the positioning of the Dubai Pearl building is such that it can utilize maximum sunlight for energy conservation.

Bloom Properties launches Bloom Gardens in Abu Dhabi

Bloom Properties, the joint real estate development arm of Emirates International Investment Company (EIIC) and the National Holding is launching a luxury residential development Bloom Gardens, located on the prestigious Eastern Mangrove Corniche Road.

Cirrus announces launch of Aquarius Gate

Cirrus has announced plans to launch Aquarius Gate, a Dh.3billion mixed-use project at Nakheel's Waterfront Development.

The development will be the first one at the waterfront to house commercial and residential units, apart from also being the first to have an approval for operational trust account from Nakheel, and also the first to gain approval to sell properties from the Dubai Land Department.

Aquarius Gate is a mixed-use development comprising residential and commercial units at Madinat Al Arab, in the heart of Dubai. The beachfront community in the Waterfront will be adjacent to the beaches, a Metro-station, restaurants, shops, parks and other amenities. One side of the development will feature an art wall, which depicts the various Islamic cultures from around the world.

The commercial tower of the development offers panoramic views of the Arabian Gulf and the Palm Jebel Ali from its 29 storeys. The residential tower, on the other hand, offers views across the Marina, the Canal and the Palm Jebel Ali. The residential tower will include single, double and triple bedroom units, apart from townhouses.

Aquarius Gate is the second major development by Cirrus in Dubai. The Celestial Heights in Downtown Jebel Ali was the first. The Waterfront, located along the western shores of Dubai, will transform the 1.4bn square feet of empty desert and sea, into an international community. It will serve an estimated 1.5mn population and will be twice the size of Hong Kong.

Saadiyat Island, better known as 'island of happiness', is a 27 Sq Kms natural island development, lying 500 kms off-Abu Dhabi coast, and the flagship development of the UAE Capital. Al Raha Gardens, Phase-one completed

The leading real estate developer in Abu Dhabi, Aldar Properties, has announced completion of their first phase of Al Raha Gardens, a residential community in Abu Dhabi.

The first phase comprises 280 villas, which has been already sold, and is now partially occupied. The company has also completed 15 million safe hours on-site, without any accidents, revealed the company officials.

"Al Raha Gardens is one among the most prestigious residential developments of Aldar, which offers the first freehold properties to nationals in Abu Dhabi and UAE. We, as developers, respect the heritage of our Emirate, and have introduced two schools and a kindergarten, ensuring that Emirati customers get to enjoy a premium integrated lifestyle," said Ronald Barott, CEO of Aldar.


The town houses and villas are available on a freehold basis to UAE nationals. The handing over of keys to these spacious family dwellings, began during August 2007, and at present, 37 are occupied with 121 handed over to purchasers.


There is an ongoing construction in the remaining 1100 villas, and it is expected to be complete by 2009. The delivery of phase two is scheduled for February 2008.



The Head of health and safety division at Aldar, Andrew Broderick, said "Achieving these milestones has been a joint-effort from all those involved in the project, beginning from Senior management to site operatives, improving standards through education during all stages of construction."



The land bank of Aldar is the largest in Abu Dhabi with $60billion worth developments including the Al Raha Beach, Central Market, Noor Al Ain, Coconut Island, Yas Island project with Ferrari theme park and Warner Bros, and the Al Gurm Resort.

Nakheel's Al Furjan plots handed-over ahead of schedule

Nakheel has commenced handing over of the Al Furjan plots to the purchases, much ahead of schedule.

Al Furjan is a family-oriented community development, located south of Ibn Battuta Mall, in close proximity to The Gardens and the Discovery Gardens. About 70 commercial and residential apartment plots with sizes ranging from 3000 to 5000 square meters have already been handed over to its purchasers from beginning 25th December, although, the handover was due only on 2nd March 2008.

This follows the successful launch of Al Furjan Phase 1, which was completely sold out within few days of launch. Al Furjan comprises four communities, with individual neighbourhood centers, along with other amenities such as schools, being located within walking distance from homes.
"This is a significant achievement for the Al Furjan team, whose, hard work ensured delivery of the plots prior to official hand-over date. This also marks a major milestone in Al Furjan's progress, and we are excited to deliver these plots much ahead of schedule," said Mohammed Rashed bin Dhabeah, Director, Al Furjan and Jebel Ali Village.

Al Furjan, which means "a collection of houses or a small village", on its completion, will have about 4000 homes, apart from hotels, apartments, commercial and mixed-use plots, all in the developments, which will surround Al Furjan, housing a population of 90,000, the developer confirmed.
