Emaar Properties, the developer of the world’s tallest building 'Burj Dubai', has announced that the height of Burj Dubai will be increased further, and the work towards realizing this is already progressing. The final height will however, be revealed on its completion in September 2009.Construction of two communication floors has already begun, and the structural steel work has started. Apart from increase in height, Burj Dubai is also likely to have its interior finishes upgraded. International designers from California have been revisiting the designs to make the residences more attractive and functionally superior. This process is being carried out over the past three months, with prominence given to maintaining high-quality standards.
The Chairman of Emaar, Mohamed Ali Alabbar, said "Burj Dubai is an unparalleled accomplishment in the history of mankind. The tower has been setting new benchmarks in architecture with its driving forces such as cutting edge innovation, breakthrough technology and creativity. It is now pushing its own record breaking standards further, through enhancements in height and design."
"The enhancements on Burj Dubai are being done through advanced technology and qualitative improvements. Several aspects of Burj Dubai, such as the interiors were decided in 2004. With current enhancement, we intend to introduce latest in quality considerations that will keep Burj Dubai truly exclusive," he added.
Standing high at 636 meters, Burj Dubai is already the tallest building and structure in the world. The tower has the largest number of floors than in any building. About 7500 professionals and skilled workers are employed on-site, and various infrastructure building works are being undertaken.

Completion of Burj Dubai delayed further

Developer of the world's tallest tower, Emaar Properties, yesterday stated that the Burj Dubai tower will be delayed by another eight to nine months.Earlier this year, the company had stated that the completion of the tower is four months behind schedule. However, the company had said that it plans to complete the tower in 2008.
Burj Dubai, the tallest building in the world, is a part of $20billion Burj Dubai development, being developed by Emaar Properties. The iconic project, which includes a shopping mall, residential buildings and hotels, is pushing the frontiers of engineering, architecture and construction. The Dubai Mall, which forms a part of Burj Dubai development, will have 100 storeys on completion.
According to the company spokesman the luxury finishes that were arrived upon when the tower was conceptualized in 2004, is now receiving its final upgraded touches, and the design of the apartments too, are being enhanced to render a more attractive, aesthetic appeal.
"By ensuring upgraded apartments and living environment in Burj Dubai, Emaar emphasizes its commitment towards offering world-class, one-of-its-kind projects," the company said.

Armani Hotels to be launched in Burj Dubai

During the time of entering into the venture in 2005, Emaar had agreed for an investment of $1billion for development of ten Armani luxury hotels and resorts in major global cities. Under the terms of the agreement, Giorgio Armani S.p.A. is awarding a long term license to Emaar Hotel & Resorts LLC for the operation of a collection of luxury hotels and resorts, whereby Emaar will be fully responsible for real estate, construction, management and operations, with Giorgio Armani overseeing all aspects of content, design and style, including interiors and amenities, incorporating the various Armani fashion, beauty collections and furnishings.
The next Armani hotel has been planned in Milan, which will be followed by Marrakesh and New York.
Mohammad Al Abbar, the Emaar Chairman, said The Emaar Hotels and Resorts are in the process of undertaking several prestigious developments across the region to take advantage of the booming tourism sector.
The company has announced that Dardenne, who is currently the CEO of Emaar Hospitality Group, will guide the development of luxury projects in major cities and other emerging markets.

Prices of commercial and residential space in Burj Dubai to soar high

The Chief Executive of Coldwell Banker, Hisham El Far said "The residential space in the tower is being sold for Dh.4000 to Dh.6000 per square foot, while the commercial space is being sold for Dh.5000 to Dh.8000 per square foot. The prices have gone up by nearly 25 percent during the last few months, and are sure to increase further, with Burj reaching greater heights."
The company has entered into two deals worth Dh.45 million, and is being approached by many investors looking to invest in Burj Dubai.
El Far mentioned that it is difficult to disclose an average rate, as the prices are yet to be finalized and they tend to increase with the increase in the number of floors.
However, El Far is of the opinion that leasing the property would prove beneficial to the developer, than selling it, as there are chances of better returns from the property over the years.
Meanwhile, Emaar Properties, in their statement, said that the prices of apartments would vary depending on the level in which the apartment is based, and its finishes. They mentioned that so far, the investor responses to their homes are strong, and that they are in the process of streamlining further sale queries to accommodate this.
However, according to Dubai Land Department, there is not yet a single deal in Burj Dubai that has been registered with them. The Department mentioned that they undertake registration deals only when the building is completely finished, and that, currently all deals are only internally registered with the developer, Emaar Properties.
But, the department plans to tie-up with the company to implement the primary registration system, and the company will then have to register their sales when agreements between the parties are being done.

Burj Dubai stands highest in the world

The Skyscraper with 141 storeys, has overtaken the Taiwan's 509m Taipei 101. The Burj also overtook the next highest, the Petronas Towers of Malaysia standing at 452m.
The tower forms a part of the Dh.73billion Downtown Dubai Complex, located off Sheikh Zayed Road, which is due to be completed during the year 2009.
However, Burj Dubai, will not be officially recognized as the tallest tower, until it is occupied. This condition is imposed by the Council for Tall Buildings and Urban Habitat, the organization that ranks the highest structures in the world.
On its completion during 2008, Burj Dubai, will also be the tallest tower in the world on the basis of all four criteria, listed by the Council on Tall Buildings and Urban Habitat.
The council measures the height until the top of the structure, the height upto the highest occupied floor, the height until the roof, and till the tip of the antenna, flag pole or the mast.
Burj Dubai took just 1276 days to be known as the tallest building in the world.
During the process of construction, Burj Dubai overtook the skyscrapers that were previously known as the tallest architecture around the world, such as the Empire State Building in New York with 381 m, the Jin Mao Building at Shanghai with 421m, the Sears Tower of Chicago (442 meters), and the Petronas Towers of Malaysia (452 meters).
The Chairman of Emaar Properties Mohamed Ali Alabbar, said "Four years ago, Burj Dubai was conceived as a ninety storey structure. But, with the inspiration from the UAE Vice President and Prime Minister and Ruler of Dubai, High Highness Shaikh Mohammed Bin Rashid Al Maktoum, to construct a global icon, we went ahead with further works on Burj Dubai."
He said "Burj Dubai is not only an architectural and engineering masterpiece in concrete, steel and glass. It is a human achievement that cannot be equaled. Burj Dubai will surely inspire the future generations to think and look beyond the ordinary and to challenge their mind and spirit."
The Council plans to hold its eighth world congress in Dubai next year, and will use Burj Dubai as a case study to point out to what extent the modern-day structures are pushing boundaries.

Burj Dubai become tallest tower in the world by 21st of July 2007

This announcement was made during a talk with the Dubai Civil Defence officials regarding the safety measure being adopted at the construction site.
Under the new safety guidelines, each project and development in Dubai will have its own fire station, operated by the Civil Defence officials.
The Director of Dubai Civil Defence Department, Brigadier Rashid Thani Al Matrooshi, after visiting the site, mentioned that most major builders including Emaar, Nakheel and Dubai Holding have agreed to set up fire stations, which will help in reducing damage considerably.
"Most of emergency and safety techniques is in black and white. We are completely satisfied with what we have done," said Brig. Al Matrooshi. Even during the construction, the structure had a comprehensive safety system, with an emergency staircase suspended from top of the building, and a siren.
The Safety Manager for Burj Dubai, Mohammad Moizuddin, said that in most structures, the safety system is built after construction. But we did it during the construction process itself, just as a precautionary measure.
The system is supported by two water reserve tanks on the ground floor and the seventy third floor with 10,000 gallon capacity each.
There are also three cranes on the top floor that operates with their own power and are not affected by any power failures caused by fires. The cranes have the capacity to evacuate the staff in the site using five emergency cages.
The Civil defence officials could also call helicopters to rescue cane drivers and in the event of a fire, the entire building could be evacuated in thirty two minutes.

Burj Dubai Completes 130 floors

The high tower, located in the Dh.73billion Downtown Dubai Complex, off Sheikh Zayed Road, is currently 468 meters tall, which is about 16 meters higher than the Petronas Towers in Kuala Lumpur at Malaysia and just 40.9 meters shorter than the Taipei 101 Tower, which is currently the tallest building in the world, and stands are 509 meters.
On completion of construction of Burj Dubai during 2008, Burj Dubai will be the tallest building in the world, and will be recognized by the Council on Tall Buildings and Urban Habitat (CTBUH), which ranks the tallest buildings in the world.
The Executive Director of CTBUH, Antony Wood, mentioned that he keeps getting proposals about the next tallest building in the world, though most of these remain in the conception stage.
He added that "We are basing our congress in Dubai next year and one key factor is the Burj Dubai will be more-or-less structurally topped out by then."
However, wood mentioned that for the Burj Dubai to gain recognition as the tallest tower in the world, it should be topped out structurally, should be able to reach its structural height, all cladding should be one and more than anything, it will have to be inhabited.
The 130 floors were completed in 1226 days ever since the excavation work began during January 2004. Ten cranes and the quickest high-capacity construction hoists in the world, that has a speed of 2m/sec are required to move men and materials.
The chairman of Emaar Properties ( the company behind the tower), Mohammed Ali Alabbar, said that Burj Dubai is almost reaching the top, and the construction work has gained a new shape in the field of engineering technology, as it is equivalent to none.
From now, every new level at Burj Dubai will be the terminating steps in building marvel that reiterates global capabilities. Burj Dubai is expected to remain a mixed use tower with residences, hotel, offices and retail spaces.

Dubai skyline expected to have six 'super-towers'

The six super towers include the Burj Al Alam (expected to have 108 floors), Burj Dubai (continuing beyond 126 floors), Pantominium (120 storeys), Al Burj (180 to 200 floors), the Princess Tower (107 floors) and Marina 101 (with 101 floors).
These towers are in various stages of construction and Burj Dubai, expected to be the tallest tower in the world, is continuing progress adding a floor a week, and three others are in early stages of construction. The work of Al Burj, is likely to begin only on completion of the Burj Dubai tower.
On the whole, Dubai will continue to shine as the only city to have six super towers, which will boost the image of Dubai as one among the world's mega-cities, not only in terms of height, but also in design quality, aesthetics and beauty.
Dancing Towers, Dubai Towers and Burj Al Arab, is likely to be remembered for their towering heights and is likely to be well-known among tourists for their aesthetic appeal.
Dubai is considered to have the maximum number of skyscrapers and towers under construction, in terms of development, taking into consideration hundreds in Shaikh Zayed Road, and more than 1850 at the Dubai World Central Airport City.
By 2015, Dubai will rise to the position of being the only city to have "six super-towers" to its credit, making it the only city to possess so many towers of more than hundred storey on completion.

Burj Dubai progressing on schedule

Burj Dubai currently has 125 floors and is one among the five tallest constructions in the world. The initial batch of cladding which includes 25 panels, have been specially fabricated with state-of-the-art engineering techniques. The curtain wall, made of high-performance material will add to the unique appearance of the building, and will protect the interiors of the building from external noise, moisture, wind and heat.
The installation floors are first being loaded with the cladding panels and will be moved to position by use of small cranes, and then the glass sheets will be hung using monorail series every 30 to 40 storeys. As for cleaning the cladding, an advanced system for window washing and frontage maintenance, twelve permanently installed telescopic building maintenance machines will be used for cleaning the cladding.
The Assistant Director (projects) of Emaar Properties, Greg Sang, mentioned that the Burj Dubai structure is progressing on schedule, and now that the installation of curtain walls have begun, the finishing works will continue at a fast pace. Also on keeping the tower’s façade in place, the graceful shape which was visualized in the architectural design will soon become a reality, he added.

Growth in Dubai Mortgage Market help buyers

UAE is seeing a surge in its mortgage market, with more players offering a diversity of mortgage-related offerings. This is a good thing for the country and the people who live here. According to one leading mortgage provider in the region, total mortgage loans in the UAE are set to reach Dh20 billion by the end of this year. The market could hit Dh100 billion by the end of the decade – almost a ten-fold increase since 2004.The UAE’s growing mortgage market is reflected in the number of home-loan providers setting up operations here. Until recently, there were only a handful of mortgage companies in the country, and the sector was dominated by local banks. Today, international financial institutions are lining up to take advantage of the lucrative business opportunities available in the region.
More competition, in turn, will lead to more attractive loan packages for buyers, which will fuel more interest among prospective homeowners, which will increase competition further, and so on. It is the best possible cycle and promises to provide an added boost to the local economy.
The reason for this is simple: An increase in mortgage availability will necessarily open up the housing market to more buyers, which will increase construction, encourage foreign direct investment, stimulate the banking sector and have a knock-on effect across many other areas.
Equally importantly, though, making home ownership more widely available will promote stability and establish ties between a country and its residents that go beyond the financial. The fact that more people are taking out mortgages signals an increase in public trust in the country’s economy and its institutions. It also suggests that people are here for the long haul. Burj Dubai construction suffer delay

The reason behind this hitch is mainly due to the bankruptcy faced by Schmidlin, the Swiss-based curtain walling giant, which was contracted for installation of exterior-cladding on the concrete tower.
Greg Sang, the Assistant Director of Projects, Emaar group, stated that they encountered problems with their Partners regarding the curtain wall cladding, which in turn left its impact on the site. He added that a new contractor is now working on the project, and is showing good progress.
However, Sang denied comments that the completion of construction would take a year later than its scheduled date i.e., the last quarter of 2008. He confirmed that though there could probably be a couple of months delay, the final completion date is still scheduled for end of 2008.
The exterior cladding of Burj Dubai will not only protect the tower from scorching temperature and dust levels, but also needs to withstand strong winds. The final floor count of the mega project is yet to be revealed, as there are rumors that the height of the building has been altered due to changes in design. Sang said that though the final floor count has been decided it is maintained confidential, though it is sure to exceed 160 floors on completion.
